I had a 1BD apt in NW DC for $970 (2024-2025)

⚠️I’m just sharing incase this helps anyone I don’t know if any of there regulations have changed.

I had got an ADU unit
(affordable dwelling unit)

You may find them in VA as well & in MD as MPDU but not many have a deal similar to this one

I went on google and typed in ADU DC
And landed on a website titled
“Quickbase ADU DC”

And landed on the “ADU dashboard”

Going down this list I called apartments and asked them if they participated in ADU , asked for income/rates/ MFI%

When I contacted Highland Park at Columbia Heigts they stated that any listings on their website around 700ish sq ft were available for ADU

afterwards I completed the ADU. Application and went in person to ask questions about the apartment.

Eventually I asked her about my income.
At the time I had calculated my income to be
$23K making 7-800 bi weekly at the post office

She said that’s a little low atleast 25K would be enough, so she stated they accept cashapp statements and Venmo statements for any “side gig” income

so I said I do have side gig income as well
she stated that they do their ADU’s differently.
They instead create a customized rent amount for your income it’s self based on what you can afford.
Which is never how any average ADU would work!

I sent her all the documentation and after careful review of my numbers she then had given me the rent of $970

Unfortunately, I had felt pressured to resign from my job and had hostile work environment. I then fell into a manic episode and resigned from my job.

I then went 7 months w/o paying rent in full and owe about $5K eventually they sent me to court and I decided to end the lease before they could evict me.

I had intentions of doing a lawsuit against the job situation but it wasn’t worth it.

Only Have A HS diploma, what Online jobs/gigs will I possibly find luck with?

25 US (Virginia) - northern to be exact if necessary

I’ve been working since 14 years young so I have a plethora of soft and transferable skills to offer alongside my eagerness to add value to a company that I can potentially grow with .

**Skills:**
Time management, Team-oriented yet effective working independently, customer service, processing payment and billing, clear communication , data entry, attention to detail, handling repetitive tasks with out losing accuracy, reliability, inventory tracking, creative problem solving.

**Previous roles :**
My early roles were predominantly within the service industry involving customer service and restaurant work.
My following roles involve more hands on work involving warehouse work, using inventory systems, RF scanners, and intense ability to adapt to fast pace environments

**Current role:**
My **current role is a guest**
**service representative** at a **hotel** front desk **part time**. This is what I’m hoping will heko increase my likeliness of landing a position.
As this involves recent face to face customer service and interaction and **may align with work from home customer service roles.** Although I’m open to what ever work from home options you see fit or open to a new comer into remote work.

**I earlier applied to 30+ remote roles** that I Accesed from paying monthly membership on **virtual vocations website** earlier this year. Luckily the jobs were real and some responded with **denial emails.**

**I’ve also applied to the commonly known places as of foundever, teleperfomance, concentrix as well as XVI. I had interview opportunities with XVI, I’m looking to possibly schedule another.**

Although my **interview skills are low, I** have limited business English proficiency and my answers do not always roll off smooth. which is something I am currently improving and researching more into, although my work ethic speaks for itself.

I plan to possibly look into IT field later although I am open to commit within any industry that is compatible with what I have to currently offer.

I lastly will try to incorporate consistent usage, practice and research of these following things that may help boost my landing capabilities

Microsoft Excel
Microsoft Outlook
Microsoft Teams
Slack
Zendesk
Salesforce
Typing (aim for 60–70 WPM)
Professional email writing
Customer de-escalation techniques

Queer person with severe anxiety interacting with men—what blue-collar careers would you recommend?

I’ve always wanted to look into blue collar work as a potential career opportunity as hands on work to me has always been the most easy for me to understand. Office/desk jobs as well as other fields I feel involve a lot of psychological social manipulative mind games and classist atmospheres + I have no idea what degree in college would suit me.

although with blue collar I
was always intimidated by the fact it’s very male dominated.

All of my jobs as an adult except for my current one, have been in warehouses and I did a youth conservation corps when I was younger involving trail work and some use of power tools.

In those spaces I’ve always had a hard time communicating with men effectively or establishing those necessary co-worker collaborative working relationships.

I tend to surprise people when I show my work ethic in those spaces but at first impression I’ll be under estimated of my strength or capability to carry out the tasks as my queerness will subjectively have them consider me as “weaker”
(I don’t mind a weak job though lol)

In the past at warehouses
(and I understand these aren’t social jobs) I’ve either always experienced very odd stares and avoidant behaviors from co-workers as well as managers alongside slight discomfort or hesitation from the men when it came to having to engage and also on my end too.

I’m not insisting that I need to be best buds with anyone. just regular typical interactions that are necessary for the team to get things done effectively have been complex in the past.

Any advice for a new real estate agent in NoVA?

Hello, I’m debating about returning to real estate and giving it a second try.

I initially got my license for DC in 2022 and had relocated from VA to DC in hopes to per sue real estate there.

Although my first year in the KW real estate office, I was very unsure of where or how to start, also felt that DC it’s self was a very competitive start for a beginner, Had a bit of anxiety navigating such a professional field and I also did not understand majority of the stuff spoke about in meetings.

Ive now relocated to Gainesville, VA and I know this area is more family based possibly involving more potential buyers and I wanted to know if there was any tips and advice to share.
