Apartment Recommendations in NoMa / DuPont / Logan Circle?

So as a recent transplant to DC, I'm looking to move into a modern high / mid-rise apartment building in the NoMa, DuPont or Logan Circle.

A bit about me - moving by myself, no pets, don't plan on owning a car so proximity to public transit and walkability is critical (my work will be in Dupont). I wanted to take advantage of the city and have good access to bars, cafes, restaurants, grocery stores etc. It seems like NoMa, DuPont and Logan all fit the bill.

As such, I'm looking for apartments buildings in these areas that have:

  • 1 bedroom units on the spacious side (ideally 700 sqft+) as compared to ones that are 500-600 sqft, without wacky layouts like some buildings (e.g. Ozma)
  • Modern building (open < 10 years) with good amenities (bonus if they have a great gym)
  • Units are modern with good finishes & appliances
  • Proximity to metro (<10 min walk to red line would be ideal).
  • Most importantly - the building is well managed and maintained, especially now
  • My budget is $3K per month

While I've had luck finding options by searching google maps within an area (e.g. Within Noma - popular buildings seem to be Flat130, Cielo, The Gantry, The Belgard etc.), I'm always a tad bit skeptical of google reviews because most residents tend to leave them early on rather than after having lived there a while. From scouring reddit, there seems to be horror stories of folks having lived in properties managed by Greystar / Bozzuto (admittedly quite a lot of properties) and the usual decline in building quality. That's honestly what I'm trying to avoid.

I'd love to hear from anybody who's been in a similar situation as me or has had a great experience staying in apartment buildings (that match my criteria) in any of the above areas! Alternatively - if you think there are other areas in DC I ought to consider, drop a comment :) Thank you!!

I had a 1BD apt in NW DC for $970 (2024-2025)

⚠️I’m just sharing incase this helps anyone I don’t know if any of there regulations have changed.

I had got an ADU unit
(affordable dwelling unit)

You may find them in VA as well & in MD as MPDU but not many have a deal similar to this one

I went on google and typed in ADU DC
And landed on a website titled
“Quickbase ADU DC”

And landed on the “ADU dashboard”

Going down this list I called apartments and asked them if they participated in ADU , asked for income/rates/ MFI%

When I contacted Highland Park at Columbia Heigts they stated that any listings on their website around 700ish sq ft were available for ADU

afterwards I completed the ADU. Application and went in person to ask questions about the apartment.

Eventually I asked her about my income.
At the time I had calculated my income to be
$23K making 7-800 bi weekly at the post office

She said that’s a little low atleast 25K would be enough, so she stated they accept cashapp statements and Venmo statements for any “side gig” income

so I said I do have side gig income as well
she stated that they do their ADU’s differently.
They instead create a customized rent amount for your income it’s self based on what you can afford.
Which is never how any average ADU would work!

I sent her all the documentation and after careful review of my numbers she then had given me the rent of $970

Unfortunately, I had felt pressured to resign from my job and had hostile work environment. I then fell into a manic episode and resigned from my job.

I then went 7 months w/o paying rent in full and owe about $5K eventually they sent me to court and I decided to end the lease before they could evict me.

I had intentions of doing a lawsuit against the job situation but it wasn’t worth it.

Moving to DC in 3 weeks.

I’m in search of a 1BD around Brookland, Columbia Heights & Noma. My budget is between $1,600 & $1,900.

I’d appreciate an apartment with a washer/dryer in unit and ideally one closer to the red line.

Relocating to DC. HELP

Hi everyone, I’m an incoming PhD student and I’m relocating to DC next week. I’m currently stuck between two buildings, and I need to make a decision by the end of the day.

They are both in the Noma area. I’m between the Florian and the Hale. I’m a single woman with a dog and would love some insight. The unit at the Florian is bigger, but I think I prefer the location of the Hale. Thoughts?

Moving to DC end of July, looking for either a studio or 1br.

Hi All,

As mentioned in the title, I’ll be moving to DC end of July. I will be working near Logan/Dupont circle, and am happy to take public transit, so anything within a 30-40 minute train/walk of work is good! I’m looking for either a studio or 1BR between 1500-2000 altogether with either a six month, or 12 month lease. I will be moving with two cats, and other than affordability, I’m flexible.

I’ve looked at Connecticut Heights, Big Sky Flats, Quebec House, 3003 Van Nees, the Berkshire, and Woodner apartments. All seem reasonable for the price, but I’ve it’s hard to cut through the noise - persistent claims of roaches, mice, security, etc.

If anyone has advice to offer, it would be much appreciated!

Edit: I’ve had a few friends suggest checking fb marketplace, anyone have good experiences going that route?

Info on Eliot on 4th?

I’m considering moving here but have some hesitancy due to management being entirely AI.

I’ve been trying to reach the leasing office and I cannot be directly talk to a human because it’s all done by AI. It’s been a few weeks of me calling and the AI bot, Milly, telling me that I’m going to hear back from a colleague.

I’m concerned this is a bad sign and that I’ll have similar issues if I move in. For folks currently living there— is it hard to get a hold of maintenance? I would love to hear people’s experience living here

Also, does anyone park their car at their lot? If so, how does it work? Bonus points if you have an EV and can explain that 🙏🙏. I toured a couple of apartments and they would assign EV chargers to tenants but it seems like Eliot on 4th has some sort of payment system for EVs but I can’t figure out how accessible these chargers are (as in are there a lot of people trying to use them) and what pricing is like.

Any information would be so so helpful!!

2BD/2BA in Columbia Heights available September 1st!

Hi Everyone: Condo owner here. My husband and I are hoping to get our 2BR/2BA condo rented starting September 1st. We lived in DC for over 15 years and are a single unit owner in this building.
The other tenants in the building are a mixture of owners and renters and have built a really great community that looks out for each other. This isn’t a huge building, so residents are very involved and responsive, which we love. 

Hoping to rent for $3000. Tenants would cover electrical and wifi. We cover the rest (gas, water, etc.) The unit is on the 5th floor, spacious and gets a lot of light. My favorite part is the bathrooms; I’ve lived in many cramped DC apartments, so it’s a big plus. The unit and building are also quiet for being on Quincy and 14th st. So you get the action of a busy street without all the noise. Hardwood floors, stainless appliances, newer countertops, etc. Washer and dryer are in the unit. There’s a new shared roof deck with grilling and seating available for tenants to use and has great views of the city. 

Super close to the 14th street corridor restaurants and bars. Right on the 52 and 54 bus line and about a 10 minute walk to both Columbia Heights and Petworth metro stops.  

About us: Husband and I lived in DC from 2006-2020, but moved away in the last few years to care for family and have a toddler. We work with a really great small shop property manager who we know personally. We’re also very involved in getting to know our tenants and keeping open lines of communication and in DC at least once a quarter.
