I have lived in DC for about four years. I spent one year on Capitol Hill and the remainder in Navy Yard, but I’m ready to move somewhere with a little more charm and character.
I’ve heard mixed things about literally everywhere (including where I currently live), so I don’t expect a perfect answer, but are there particular streets or pockets within neighborhoods that are generally deemed less safe that are actually completely fine?
I’m hoping to avoid living in another high-rise apartment and would prefer a row house, which I know is going to cost more. That’s also why I’m curious about safety and location, since I may need to broaden my search a bit.
Any recommendations or suggestions are welcome!
Edit: I guess my question is really- where will I likely feel unsafe/ have issues? Is there anywhere in U st, admo, Shaw, that is a no go? I am a female who likes to run so I just want to make sure I am not looking over my shoulder the entire time (my PR/PB did happen when I thought someone was following me but would prefer to avoid on a daily basis). Lastly I have a car that if I have to street park I would prefer not get my tires or something crazy stolen.

Looking for opinions or personal experiences dealing with living in an apartment/condo.
I'm moving to the area soon and looking to rent an apartment/condo and the property manager said building move-ins/outs can only happen weekdays from 9am-4pm. I've never heard of anything this strict before; other complexes or buildings I've known either have no policy or there's a reservation process to use the freight elevator for a certain amount of time... but weekends are included.
The policy isn't necessarily the issue as I can make this work. My question (which I asked the property manager) is, what about furniture deliveries or purchases? Let's say I wanted to buy a couch, bed frame, etc from FB Marketplace or something and wanted to move it in on the weekend, does the policy extend to these scenarios too? I was told it potentially does (especially for a larger item), which seems unrealistic.
Does anyone have any experience in dealing with a policy like this?

My partner and I are in a 1BR near Petworth and our landlord just casually mentioned he might sell the place next year, which sent me down a late-night home-buying spiral instead of sleeping like a normal human.
I’ve always heard “you get what you pay for” with agents, but then I started seeing stuff about buyer rebates and these outfits that do full service for less. One of the sites I saw was Glass House Real Estate and a couple similar ones that advertise lower listing commissions/credits back to buyers in DC/NoVA/MoCo.
Has anyone here actually bought or sold using a lower-fee / rebate type agent in the DC area? Did you feel like you lost anything in terms of negotiation, hand-holding, or getting an offer accepted in this wild market, or was it basically the same as a traditional brokerage?
Maybe I’m overthinking this, but curious what folks have experienced, good or bad, and if you’d go that route again in 2026 DC.
