[Landlord US-OR] New buyer, how to evict tenants from double occupied duplex?

First time homebuyer in Portland, OR. Buying a duplex, currently occupied on both sides. Renters have been aware of potential sale of the house for over a year. Seller is refusing to deliver rental termination notice to the renters. I am aware that I need to provide a 90-day rental termination notice next week, when the house officially becomes mine.

My question is... how do I do this? Is there formal paperwork I need to have verified somehow? Do I mail it? Tape to the door?

I'm seeing some templates online with the option for termination being "landlord to occupy," but can I list that as the official reason for both units, even if I only intend to occupy one unit and rent the other in the future?

Additionally, how do I notify them that I am the new landlord for the next 3 months? Text? Mail?

I am new to all of this, a bit overwhelmed, and looking for kindness and guidance. Thank you!

Came upon these at an estate sale. Wildly unsure how to price these, my first time.

Typically I'd gift them to my friend who sells cards, but theres friend drama right now, so I'm turning to you 😓

Are they worth sending in for grading? Ebay?

Alterations finished!

I asked in this sub a couple months ago if I should alter this silk/poly dress to fit my hips better, and pretty much everyone said it would look bad/wasn't doable. 🥲

Posting here with my results since I went ahead and did it anyway. Does it look original to the dress? No. Does it make it so I can wear a beautiful vintage dress I thrifted and fell in love with? Yes!

I opened up one hip, added satin piping between the satin lining and outer silk layers, and finished with criss-crossing stretchy silver sequin ribbon. I tried looking for gold beading to add on the edges so its more cohesive with the neckline style, but will maybe do that some other time.

I think it's okay for things to not always be "perfect" when we sew, to try something brave that scares you a little bit, and to do what you gotta do to keep gorgeous old clothes out of the landfill to make it work for you.

Edit: dress is in 1980s vintage. Lining is polyester satin, outer with sequins is 100% silk (like a gauze type of silk).

Edit 2: The dress in the background is a self-drafted dress I made with cotton Pride fabric from Joanns (RIP) a few years ago. The top is wavy stripes/polka dots, and the bottom is balloon animals. I collect 1950s dresses and based the bodice shape off of a few of my 50s sundresses with full skirts. I changed the straps to tie at the top to make cute little bows, which has the added benefit of being adjustable (As a swing dancer, I've unfortunately popped a couple straps when I've worn vintage dresses out dancing, and wanted the option to make them longer when needed). I did a deep hem on it (about 6 inches iirc) like 50s dresses often have.

Edit 3: THANK YOU SO MUCH 😭❤️❤️ I was a little nervous this would get a bad reaction/not look good to other people. I feel so reassured and lifted up by everyone here. Thank you so much for all your kindness!! ❤️❤️

Mixing up "similar' words constantly?

Hey there! As title says-- I very often use the wrong word (nouns mostly) for the thing I'm trying to say. This pretty much only happens at home when I am totally unmasked. My boyfriend is very patient and kind and often knows what I mean, but kindly points out that I've used the wrong word and then we have a good laugh about it. I'm curious if anyone else experiences this?

The most common examples for me:

Mirror / window

Fridge / sink

I think it might be a case of my brain thinking of the Thing and then picking a word, rather than thinking of the word? I.e., "There's a spider on the [large flat glass pane]" or "Can you put this dish in the [rectangular thing that we put food items in]" and my brain picks window/mirror or fridge/sink 🤷🏻‍♀️
