Buying a piece of land. Where to take money out?

32M and this is my current portfolio. I’m looking to purchase a piece of land in my hometown worth around 60L. I have around 10L in bank account apart from these investments.

My dilemma is where to take money out. If I take money out from stocks I’ll have to STCG tax ~ 30%

Also I heard that giving cash for land will be better. I have to convert stocks/MF/EPF to money in bank account then convert my white money to black for this. It’s so complicated and exhausting honestly.

Any advice on how to do this 60L transaction?

RBI not able to resolve complaint, where to go now?

Around end of 2024, someone sent my mother ₹25,000. My mother returned it but the person filed a complaint with NPCI to block the funds. PNB bank marked lien in my mother’s savings account since then.

We have tried several times to reach out to PNB through home branch and through mails but the bank never gave a prompt response.

Matter was escalated to RBI through their complaint management portal. The response from PNB bank to RBI was “As per the request from our customer to remove the lien from his account, matter was taken with the remitter bank i.e J&K bank for confirmation to remove the lien
** **
Till now we have not received any response from them.
** **
We request your good office to instruct remitter bank to respond at earliest for early disposal of the complaint

Today RBI closed the complaint stating “No communication has been received from the remitting bank to lift the lien. The bank has acted in accordance with the applicable guidelines. Hence, no intervention from this office would be possible. Complaint is closed as non-maintainable.”

This is the response after more than 30 days. My mother’s hard earned money is blocked and there is nothing that can be done. It’s been more than one and half years.

Not sure where to go from here now.

Diversify to Real Estate or not?

I [28M] am looking forward to become financially independent as soon as possible.

Currently working as a Tech Lead in a growing MNC.
Monthly take home is around 3.1L from which I’m about to save 2.5L monthly as I’m unmarried single.

Yearly bonuses take care of big expenses like international vacations so I’m able to save consistently.

Current allocation -

  1. 76L in Defence and Green Energy Sector Indian equity
  2. 12.5L in well known mutual funds (getting ~2% returns so going to stop this)
  3. 14L in EPF
  4. Small home in hometown which I’ll inherit (~ 50L)
  5. Approx 10L in emergency funds

I’m planning to purchase land in hometown for ~ 1 cr. I’ll have to take money out from Stocks + Mutual Fund + EPF for purchase.

Dad had bad past with loans so family strictly views loan as bad.

Hometown is a tier-3 city about to expand to an industrial hub so returns would be good.

Should I shift funds around to buy land (not apartment or house) or stay invested?

Parents keep nagging that why I didn’t purchase gold when it was 60,000 per 10g.

Hoping to FIRE by mid 30s and no plan to marry (almost everyone I see has marriage issues or already divorced)

PNB bank took our ₹25000. Not able to recover

Around 2024, someone paid an amount twice by accident to my mother and to stop the second transfer, the sender put a complaint with NPCI.

My mother paid back the amount but PNB bank added a lien to the account based on NPCI complaint.

We also had another account with same customer ID with similar balance so was not able to figure out that lien is added.

It’s been more than 1 and half year and my father is marching to bank every week for updates.

PNB bank employee showed us the notice they received from UPI asking to apply lien and to resolve within 3 weeks. But this was in 2024 and no action is taken yet.

My father contacted the number of the complainant from PNB records which was the same person who sent the money twice and after much hesitation went to his bank or claims to go and said his bank told it’s a PNB bank issue and they have to resolve.

We asked for interest on 25000 for all this time and the bank employee laughed at my parents.

They asked my parents to complain in cybercrime cell but they said it’s a bank issue and can’t help.
