Honest question- keeping a toddler entertained with sitter

I’m looking to hire a nanny for my child while I work from home. My child is going to be two years old. She plays with toys and watches tv sometimes. I’m wondering whether I should buy more toys to keep her busy while the nanny watches her or will the nanny find creative ways to entertain my child? I don’t feel comfortable for them to play outside without me. But I feel bad if they are cooped up in the house while I work. Let me know if you guys went through the same thing and how you handled it.

My lender ghosted me

Two weeks before closing on my home, I went with another lender because of a better deal. I notified my first lender that I wanted to cancel the loan I had with them ( awkward moment) . I made a lender deposit before and asked if that will be refunded and was told it wasn’t charged since the appraisal was not done. Well I checked my bank account and it was charged. I’ve text the lender about it but he completely ignored me at this point. Not sure what to do now or just take the L and move on.

Rookie move?

I’m a first time home buyer and finally found one that fits our budget and checks most of our boxes. It was built in 2006, and the disclosure reports are pretty much perfect except for a leak stain on the ceiling.That said, my husband wants to see if we can offer below asking price and waive the inspection contingency to show how bad we want the place. I know there are no visible issues inside, but it’s still a nearly 20-year-old home, and from what I’ve been reading here on Reddit, inspections seem like a must.My husband’s logic is that if our offer gets accepted with no contingency, we could use the money saved for any repairs that might come up later. I think this is his approach to any house we think we want to get too. Does that sound reasonable?

Do you have a checklist or specific criteria you use when QCing a rep? I really admire how detailed and knowledgeable the posts are.
