Unique request for a location in US leaving tomorrow.

I’m looking to move but first of want to visit the place. I am in a bad living situation so I’m looking for a short term rental until I can move and will leave as soon as tomorrow.

My main goals right now:

Good weather, not too hot or cold.
Hiking, trees, nature (need to heal)
Sunshine, not cloudy, foggy weather (I get sad)
Cute downtown area with a good coffee shop

A swimming spot that’s warm enough to swim in would be an absolute bonus.

Any tips?

[property manager-USA-CA] Should we non renew or do a fixed term extension lease for upcoming remodel?

Owner purchased a building with 7 units all with tenants, all leases were signed under a year ago with leases coming up a different times over the next 6 months. He plans to do extensive repairs (bad flip) and wants to have the building empty.
The ideal situation is to see if we can sign a fixed term extension for anyone who wants to stay until work begins next year. The dilemma is with AB1482. From my understanding the extensive work would be a valid just cause reason. Would it be a bad idea to do a fixed term extension as opposed to just non-renewing once leases are up? Building is in Orange County if that helps.

Update to my guests that wouldn’t leave and Airbnb refused to cancel.

Had a guest book for one person and three showed up. Immediately got red flags based on appearance and amount of luggage, as well as not being able to contact the guest, and seeing one of the men leaving with a cigarette in hand on camera.
I asked Airbnb to cancel their stay as we only allow two people max. They ghosted me for days. Airbnb got back to me eventually but only after the guests stay was over. The agent said they were in the hospital and that was the delay. I call BS because every time I actually need something important I get the “my shift is about to end” line.

I was worried what I would find when they left, biggest concern was drugs. Thankfully things were ok except the smell of weed. My cleaner ran the ozone machine and laundered all washables including curtains etc. She charged me $200 for the extra work. I sent my invoice to Airbnb as well as a guest next door saying they smelled it in the lobby.

It’s appalling how difficult they are making getting reimbursement. The receipt, screenshot of convo in Airbnb with another guest and photo of the guest on camera wity a cigarette aren’t enough. They have asked for a photo of video of remediation, a report from a professional smoke remediation company showing the smoke levels inside the listing were above normal levels. On top of it, despite my listing having a clear penalty fee for guests beyond my maximum, they won’t be paying that either.

Aircover is a joke. Getting paid for guest damages is like being on trial. You have to prove you’re innocent while the guest who violates the rules gets away with it, penalty free.

Question about downtown and homelessness.

I used to live in San Diego years ago but I moved a bit further north. It’s been a long time since I’ve been downtown. A friend said it’s really bad now and compared it to Los Angeles skid row. I have a hard time believing it’s that bad but can anyone who lives there confirm?

My uncle just bought a multi unit building and has asked me to manage it but I’m in a bit over my head. All units came occupied with leases of less than a year and everyone except one person has paid rent in full for the first month (May).
The person in question has been evasive and we have not been able to meet them in person. We’ve served several notices both on the door and via post. They said via text they will be delayed in paying the other half of rent due to waiting on a transfer of funds from their roommate. We found out today the roommate is actually an ex boyfriend who she forced to move out. He paid her his half via Zelle and has sent proof. His Mom co-signed and is worried about her credit. Mom and son both seem very kind and willing to work with us.

My question is, if she won’t let him have access to the apartment is that legal? Is this guy responsible for the other half (full rent) if she doesn’t pay? California laws are very strict so I’m navigating this one cautiously but I’d love to terminate this lease any way I can. I hate that he could potentially be on the hook for a place he doesn’t even currently have access to.

Im looking at three companies but I can’t type their names here due to rules. I’d love my feedback from hosts who actually use these platforms. The one I’m leaning towards most heavily is percentage based which is definitely not preferred.

Any help would be appreciated. I’ve been having lots of guest issues so I need to get some better systems in place for ID’s rental agreements etc.

What do you personally do when a guest is violating a house rule such as extra guests over occupancy, smoking, sneaking in a dog, third party booking etc. Airbnb support will do everything to not cancel reservations so what do you, as a host, do? Many people suggest calling the police but are you actually doing that in a situation when a guest sneaks in an extra guest, a dog, etc?

I realize that the relationship I once valued in Airbnb as a partner, is no longer one I can rely on. My trust in them has been irretrievably broken.

In the past year I’ve dealt with several very difficult situations in which I needed Airbnb to get a guest to vacate. These range from the most serious, a DV dispute, to a party, to dogs being abandoned in the home for 16+ hours, to guests over occupancy, and verbal taunting or threats on camera.

I’m currently dealing with a situation in which I am asking Airbnb to cancel a reservation of a guest and they are ghosting me. It’s now going on 24 hours. I’ve reached out to the guest and they are pissed and taunting me on camera.

Airbnb is radio silent and will not respond. WTF are we hosts supposed to do if Airbnb won’t allow us to enforce our house rules? I am about to have a mental breakdown after my second serious instance this week.

I’ve been a Superhost for over 10 years, but I’m currently at my breaking point with Airbnb Support. I need to share what just happened to me because it exposes a major flaw in how they handle guest side policy violations.

I recently had a clear cut Third Party Booking violation. The person who booked was not present; they booked for someone else.

I did the right thing: I contacted Support to report the violation. The support agent agreed it was a violation and offered to cancel it for me. I agreed, expecting the cancellation to be treated as a guest side breach of contract.

The moment they hit Cancel the system, without any warning from support, automatically triggered a 100% refund to the guest and zeroed out my host payout. The guest had already stayed one night as well!!

When I contacted support to fix the payout, I was told: "The reservation was cancelled on the Airbnb side, so the full refund was initiated. The payout doesn't get initiated." Essentially, their policy is: If you report a guest violating the Terms of Service, you are financially penalized for it. They are essentially telling hosts that if you want to be safe and enforce their own rules, you have to choose between your safety/liability and your income. When I pressed them on this, they forwarded a help article and word salad while ignoring the fact that their system incentivizes hosts to look the other way on violations just to avoid losing the payout.

It is honestly baffling that a company this size has a support infrastructure that treats policy violations as "Host Uncomfortable" cancellations, which automatically punishes the host. Being a Superhost for a decade doesn't seem to matter when the support staff is incentivized to prioritize guest refunds over the rules we all agreed to.

Here’s the fun part, they’ve now gone radio silent and have stopped communicating with me when pressed on the issue.
