Can afford to rent a condo or just a master bedroom instead after getting kicked out and what should my next steps be after?

I’m 25,  have roughly 85k in debt and am getting kicked out of my current place. Current debts: student loans 13.5k (0%), credit cards 8k (20%), loc 7k (9%), business loan 23.5k (7%), car loan 35k (6%) 

My current income is 125k or roughly $6600 a month take home after taxes. My expenses are rent 500, car note 700, gas 400, insurance 600 business loan 400, loc/cc minimums 400, phone/inter 110, parking 50, dog supplies 80, food 300. Total expenses: $3540 

My remaining income after my expenses is $3050 a month which is normally put toward saving, paying debt off and personal expenses. But I will need to find a place by the end of September and rent near my work for a 1 bedroom is about $1800 a month or $1000 for a master bedroom.

I’ll be saving roughly $400 on gas/insurance minimum leaving the gta, but this will be offset likely by increased food cost and general house supplies. Based on rough calculations I would spend 1400 extra in expenses monthly roughly leaving me with $1650 after paying my bills each month. If I get a master bedroom I’m left with about $2450 instead. 

I had planned to go back to school for my masters soon to increase my income but I’m not sure if I should  still go or pay off debt first. Masters programs would cost roughly 15-20k and take 2-3 years but bring my income into the 150k plus range although I’d also probabaly be sacrificing some income while completing school. I know this is a lot of info but any guidance or advice is appreciated.

How to get into correctional nursing?

I’m a new grad and want to get into correctional nursing/mental health. My consolidation was on a medicine floor but I had a mental health placement and got to work with some incarcerated patients there. I would really like to explore this path further but have no idea where to begin or even find jobs though as all my experience is in the hospital. Is it even easy to get into or would I need to take courses and gain certifications first?

New grad looking for help deciding between job offers!

I’m a new grad and got 3 offers since graduating recently but am torn on what to decide. My dream role to start my career is resource team and float to different units but I’m also interested in ER and open to medicine where I can develop skills to travel nurse in a few years. I have a couple days to decide and would really appreciate the insight of others with experience.

Offer 1: Float/resource team (ngg) FT or PT

Pay: 41.15 ONA 

Pros: desired specialty, 3 month ngg training program, already extern for hospital and have connections, will get er, mental health, medicine and maternity experience, choice of FT/PT, lots of OT, starts next month 

Cons: 1 hour commute, smaller hospital organization outside the gta, less diverse patient population 

Offer 2: Rehab Unit FT 

Pay: 41.15

Pros: extremely comfortable starting here, externed and did a placement on this unit, 30 minute commute, only a coffee shop available (Tim hortans), easiest job, starts next month 

Con: no ngg only 1 month orientation to unit, won’t gain much experience, don’t want to be here long term, full time 

Offer 3: Stroke unit FT NGG

Pay. 46.92 

Pros: did consolidation in stroke and am comfortable, part time which I want, 5 minute walk from home and is hospital I ultimately want to work at, diverse patient population, bigger hospital organization 

Cons: heavy unit, possible burn out, nurse son floor complain that they wanna leave (although they like the staff), don’t start until November

Im looking to get a mortgage with my gf for a 2 bedroom condo in the gta preferably Etobicoke but considering Mississauga, Vaughan or Brampton.  For what we want in Etobicoke prices are 400-450k and we currently have 50k saved for a down payment. With our calculations a mortgage plus condo fees will be roughly 3k a month and our finances are below.

I make 120k and take home  7k monthly, she is making 95k roughly 5k take home. She has no debt but I have the following debt 

Student loans 10k (0%)

Credit card debt 25k (19.99%)

Consolidation loan 19k (8%)

Car loan 35k (8.99%) 

My expenses: Gas400, insurance 600, car note 630, rent 500, consolidation loan 300, credit cards 550, student loans 100, phone/wifi 120, food 500 - 3700 total 

Her expenses: insurance 300, gas 150, phone 100, subscriptions 30, food 500, personal 300 - total 1400 

Together we are making 12k total and our expenses are 5100. Now we just want to know if we can comfortably afford a condo together or if we will even get approved. We are gonna turn 26 next year and want to buy before then within the next 6 months.

Edit: wanted to add some more info I should've included. the 50k down payment is half my moneys nd half my gfs we both wanted to put in half. My gf also has separate cash savings I’m not sure the exact amount but roughly 60k in a HISA. I only have an additional 10k for emergencies outside of the 2k I saved with her.

From the replies I’m getting in thinking it will be best to use my half of the 25k to pay my cc off. If I pay my cc off and save another 25k while paying down the consolidation loan does that make things better when it comes to getting a mortgage? I’m not opposed to any path just want to find the best way to go about this

AITJ for quitting my job?

Me 28m and my fiance 26f have been together 11 years and living together the last 3 years. We rent a condo for 2600 a month which we split rent for and each cover our other expenses separately. I also have 3 rental properties owned together with my older siblings and some stocks that pay me $4800 monthly combined.

My work situation was not ideal so I quit my full time job recently, although I still have a casual job I work sporadically. Anyways to cut to the chase I’m now only working maybe once every 2 weeks and have been for the last 3 months. 

Since I’ve been doing this my gf is upset that I’m home all the time while she works and has made many comments about how she doesn’t like that I’m making less since quitting my job. Or she won’t say anything but I can tell she annoyed when I go out to do things mid week with friends or visit my family while she’s working. The entire situation since I’ve been out of work has just become kinda toxic imo and I’ve already told her this is my plan for the foreseeable future.  

Now we are at a crossroads again because I told her I want to go on a vacation with my friends in 2 weeks and she is upset. We got into a big argument where I said I don’t see the issue as I’m paying my bills and still saving money each month but she is now saying this is unfair to her and is threatening to call off the engagement if I don’t start working again. At this point I don’t know what to do as I’ve been enjoying life recently outside of my gfs complaints but she just remains frustrated despite me showing her the finances and that everything is taken care of. So AITJ for this or is our situation fine?

Can I afford a nicer car with my budget or is it a bad idea?

My take home income is 6250/m or roughly 110k a year  

Current debt is 60k (student loans/personal debt).

Current expenses are 2950/m including debt payments. 

Leftover after expenses is 3300/m. 

Current car cost gas/400 and insurance/500 or 900/m total. 

My car is worth roughly 15k and without warranty I would’ve paid 12k in repairs alone over the last 2 years. My warranty is done after September so I’m now looking for something newer. 

My options are a slightly used Porsche Macan which would bring my total car expenses up to about $2000 from $900 so an extra $1100 monthly over the next 5 years. 

Another cheaper option I have is used Genesis gv70 which would run roughly the same as my current car for insurance/gas but cost an extra $600/m for the payment with my trade in. 

The Macan leaves me with roughly $2200 a month after all my expenses and the Genesis leaves me with $2700. I really want the Macan but am hesitant to spend even 40k on the Genesis let alone 60k on a Porsche as I’ve never bought anything this expensive. Is $2200 still a good enough leftover amount to get by on seeing its a 3rd of my current remaining funds?

Is it appropriate to email the unit manager after applying for a position on their unit?

Hello, Im a new grad and I applied to 2 positions at a hospital near me in the gta that I feel I would be a good fit for. One is a Telemetry unit I did my second clinical on, it inspired me to do my consolidation on another tele floor also so I would love to go start my career on this floor and telemetry/cardio. 

The other is a on a floor at the Reactivation care centre. I didn’t work on that specific floor but I do extern on a different rcc floor and I had clinical placement on another rcc floor both different hospitals. 

I have the emails for both of the unit managers, and am wondering if it would be a good idea to email them and express my interest in working there given my experience and to inform them that I applied?
