I have a higher end home rental. The renters have been paying on time and their 2 year lease is coming to an end. This is my first investment property ( it’s a single family home rental) what are the things I should hold back for security deposit if anything? I don’t plan to charge them for any painting ( touch ups) or home cleaning , as we are re-listing the rental. But it’s been 2 years and I’m not sure exactly what I should be looking for …I know the home has 2 years normal wear and tear but what stops at normal wear and tear ?

Should you get blood work/labs done after a certain time after starting zepbound? I’m on my 7th week and curious if I should ask my doctor for one. No side effects but I have been losing weight and just curious to know if anyone else had their docs request labs after a certain time on the medication.

Is $500K profit good for spending 3 million on a new construction home flip?

Basically 3 million covers purchase of old home, permits, architects/engineers, construction from start to finish , and closing costs are included. The 3 million is all inclusive of what it will take to make and sell the high end home in a high end area.

Timeline is 13 months from purchase of tear down to sale of new home.

Is the numbers of $500k profit on 3 million all in cost good economics?
