0% interest Seller Financing - Need Advice

Was thinking of selling a property I own outright …but for principal payments only type structure.

Market value is $260k but I’d like to get 345k (sale price) with a 3 year balloon (15 year amort) .. I’m building the interest into that sale price.

260k at 11% with 3 year balloon
Vs
345k at 0% with 3 year balloon

What are some key risks to keep in mind about seller financing at 0% interest?

I’ve read about imputed interest and deed in lieu. Is there anything else that can protect me if borrower doesn’t perform? My biggest concern is having to foreclose to get the property back in a condition where I lose all the money I made in trying to fix it up. Worst case scenario.

Note holders - what are your experiences?

Edit - major challenge - I can’t deal directly in interest. Religious reasons. Hence the reason to build it in to my sale price. My bad I didn’t mention that. And property is fully furnished.

Cap1 Shopping App Help

I bought an Xfinity internet service through Cap One Shopping app but it’s saying purchase ineligible.

Clicked the offer, in app browser opened, redirect to Xfinity website in Cap1Shopping Browser (not Xfinity standalone app), completed my purchase and now it won’t give me the full reward. I very specifically checked the exclusions and what the new internet service qualified for ($150) before I did all this.

I didn’t have to make any payment. The purchase still tracked in the system for Cap1 but it’s showing ineligible.

Is there any way to dispute this or do I have to wait the full 90 days before I can dispute?

QatarEnergy Offshore Salary?

Does anyone have insight into QE salaries for senior engineering positions for offshore engineers at QE?

Everything I’m reading about salaries in general seem like they lowball and don’t really negotiate.

Is 130-150k QAR reasonable expectation per month not including housing or other allowances? I can confirm …super majors pay this for expats so I’d expect QE to match but that may not be the reality. Any insight is appreciated.

US citizen if that matters.

I was in a hit and run. Texas. Car was a total loss. They identified the at fault car and owner after some investigation from cameras. The owner claims that he wasn’t driving. So his insurance denied our property damage claim. The person that was driving didn’t have insurance. So there is nothing to recover there.

I have UMPD and UMBI insurance so I can claim from my own insurance for this.

But this sucks.. the at fault party just walks away from all this free without repercussions. How is this legal and allowed? Seems like the system doesn’t really penalize folks that don’t have liability insurance at minimum.

I know my insurance will make me whole but I hate that the other guy can do this again to others and it may be a much more serious accident than mine. There is nothing stopping him from driving uninsured again.
