My net monthly profit is around $1100/mo which they would list at $35K, however if I can increase the net profit to over 2K then I can list for around $70K. I think it is very attainable to grow to $2K/mo by the end of the year so I am going to hold off on listing it.

Another thing to note is that EF commission is a flat $10K for all listings under $66K.
