Software platform or excel

Hello, I am lending a friend/partner about $50k in a couple of tranches for a RE deal. I might do a few more and was wondering if there is a cost effective software program or excel sheet that can handle interest calculations, payment tracking, and early principal payments. Thank you

Under agreement first zoning and use change

Just went under agreement on a mixed use. Started process of rezoning and so far so good. Inspector and architect have been throufh. Overall the construction should be a relatively light lift but we'll see about fire.

Mitigating population decline

I have a frequent thought that if population declines in most developed nations over the next 50 years, can the loss of economic activity be mitigated by somehow turning relatively unproductive members of society (say homeless, drug addicts, etc.) into "normal" members. Obviously that is a huge task that there will be wildly varying opinions on how to achieve but I fundamentally believe this is the answer

Tearing through alternators

Hello, Ivr owne my 2012 Pilot EX for many years now. It's been very reliable except I have now replaced my third alternator in three years. Is there some sort of know defect with aftermarket Pilot alternators out there or some sort of electrical issue that could be causing this. Two different areas mechanics are stumped

Effect on value from removing a fireplace in New England

Hello, what change in value do we think we'd see on a 2500 1960's house in New England if an original wood burning fireplace and chimney were removed to make for a bigger master bedroom closet?
