How do I tell my former hairstylist I’m going to a new salon?

How do I tell my old stylist I’m going to a new salon?

I typically get my roots done and have gone to the same place every month for 3 years. In this time they have raised their prices 6 times, most of the time I only find out once I’m in the chair that they are raising their prices again. With a 20% tip (the minimum on their tip screen) I was paying $375 an appointment. It also took 5 hours to do, which was significantly more than it took my previous salon.

I moved 30 minutes away and decided to shop around and found a place that does it for $150 total which I’m happy about, and does a good job. It also takes 2 hours to do here as well.

The previous stylist messaged me and asked why I haven’t been coming and if all was okay.

How can I politely explain why I won’t be back?

I’m looking at properties in 2 different states but will only buy in one. If I’m using an agent, what is the best way to do this?

I am looking to acquire another property within the next year or so. I currently live near the border of 2 states, and have 3 doors in NJ close to the NJ/PA border. My boyfriend of 4 years is a realtor in NJ so I’d be using him for any NJ purchase. However there is a county in PA I’d be interested in as it’s right next to the NJ county my other properties are in, and the PA laws for evictions are better.

However, if I ultimately go with a NJ rental, I don’t want to waste a PA realtor’s time. I’m thinking of maybe contacting the listing agent of PA properties directly to see if they have an open house or could show it to me for the specific property.

Is this the best way to go about it if I’m looking at on the market deals in two states?

Plumber asked for a tip today

An independent plumbing company came to my house, the payment portal had the classic tip screen…

There is a church behind my home with a huge parking lot that floods into my yard and up against my house every time it rains. Is it worth asking them to help fix this?

I bought a property where the church behind the home floods into my yard as well as 2 of my neighbors yards, flooding the whole yard each time it rains.

I’m planning to diy some trenches and fix it, but I’m wondering if it’s worth asking the church to try to resolve it? The parking lot is huge and drops off right into my/ my neighbors yards which are sloped down from the church.

Is it worth asking the church to fix it on their side?

If not, does anyone have experience with fixing this so the yard doesn’t flood up against my home?

[Landlord-US-NJ] Newer landlord here, how do I tell my tenants about a 3% increase upon lease renewal?

I have 3 tenants, 1 who has lived there for 3 years with no increase, and 2 newer ones who have lived there for a year. I am a fairly hands on landlord and know all of them since I live at the property. I get everything fixed within the same day to 2 weeks depending on the severity of what’s needed and how quickly the contractor can come out.

I’d like to increase rent 3% for all of them. I’m thinking sending the lease out for renewal via email 2-3 months in advance with a new rent amount of 3% more.

I had the units appraised a year ago and they’re all slightly under market, some more than others, but all at least 3% under.

Is this a reasonable increase? Is my communication method reasonable? Typically we all communicate via text.

I got 2 quotes for the same project, the person I normally use is almost 3x more. How do I respectfully tell him I want to go with someone else?

I bought a home that’s over 100 years old and has needed lots of repairs, so I’ve gotten close with a gc and electrician, and both come for a new project every other month as I work up the savings to improve my house.

The electrician I’ve been using just quoted me $3k for a project. Another electrician who I haven’t used before but is highly recommended quoted me $1200 for the same scope of work.

My normal guy has more overhead although both are experienced and licensed, so it would make sense he’s more expensive, but I haven’t bothered getting other quotes for 2 years, I’ve been working with him for 3

How do I tell my normal guy I won’t be going with him?

I’m rescuing a 1 year old Doberman, what should I do tomorrow get her settled in and gain respect?

I’m rescuing a 1 year old Doberman from a relative who lives 7 hours away. What can I do to make the car ride smoother? I got her a few puzzle toys/ treat ball to keep her busy.

What can I do in general to make sure she respects me? I know Doberman dogs respond well to strong leadership.

I also plan on putting her into a weekly obedience class as well as a weekly agility or sniff training class. I’m also thinking about doggie day care for the rainy days.

I also came up with the following schedule for her, but idk if it’ll be enough.

30 minute morning walk
15 minutes obedience training
Puzzle toy breakfast
Frozen Kong/ Bone
30 minutes play
30 minutes exercise
Lick mat dinner
Brush her down before bed

If anyone has any other thoughts on how I can keep her busy and gain her respect, please let me know

Update from my earlier post, my boyfriend is finally in detox.

My boyfriend finally went to detox from kratom. I had some time off this week so I helped him call places. What I learned that might help others ready to quit:

  1. the prices were negotiable at most of these facilities. A week long stay will come out to $500 a night, down from $1000 a night.

2)the out of network places were cheaper than in network, at least with his insurance.

  1. the rules were negotiable too. His biggest holdup was wanting to work while in detox for a few hours a day (he’s an independent contractor). While all the places said no at first for short detox stays, I got them all to say yes in the end. He was also allowed to bring his nicotine (to my disappointment) and candy, as long as both were in sealed packages. Additionally, the facility also agreed to me stopping by to visit him at least once, which I’m going to make an effort to do if I can.

He was doing weed and 200mg of kratom/ 70h. I’m still not 100% sure which, I think both? After this week hopefully it’s none.

Anyway, this is my first time falling asleep without him next to me in a long time, but I’m really proud of him for going to get help.

My boyfriend of several years is struggling to quit kratom

My boyfriend is struggling to quit kratom. He’s trying to supplement with weed, which isn’t great either. We’re living with his parents in a local city, but I just bought a house 15 minutes away I’d like us to move to, since we don’t have our own space at his parents, but his mom thinks the move will make the kratom use worse since the house is small (1000 sq ft) and “depressing”. Their house is maybe 4000 sq ft for reference, but we lived in a 700 sq ft apartment for 2 years in the middle of nowhere before moving here.

His mom is an addiction counselor so we’re all encouraging him to quit (he wants to as well) but he doesn’t want to go to detox or rehab. He’s on that 7h stuff too or whatever it’s called.

I work 11-12 hours a day during the week and a few hours on the weekends, but I try to be a present gf when I’m not working. I got us a canoe since the new house is a short walk from the lake which he and I have been enjoying. I don’t drink, smoke or do drugs either, I might have a beer on the canoe but that’s about it.

His job is maybe 2-3 hours a day (he could put more time in if he wanted, but makes 40-60k) in the town his parents are in, so he has a ton of time to do kratom and he has friends in the area who do it.

I don’t care about the job, but I feel like he needs something to keep his mind busy during the day.

The house gas station near his parents gave him some free kratom because they couldn’t sell it because they didn’t know what was in it.

I’m sure this is super rambly, but how can I best support him? I’d appreciate any advice.

What color siding should I go with?

I have to replace the siding on the home below. It’s a wood siding that’s falling apart currently. What siding would be the most historically accurate and accentuate the home the best?
