Leaving a home to charity

How does it work if you will it to a charity that probably won't use it for business (ie animal rescue etc)... Do they just sell it and pocket the proceeds? Is there a chance they could move someone into it, how would that work? Are there nuanced stipulations to be made? State is Florida

Garage door seal and track

I had my garage door seal and track replaced because old track had corroded screws blocking the t track and was a little gnarly overall. I had previously gone out and bought a universal t track rubber and also had a fancier one with the "o" in the middle. Because it was not as simple as just sliding on a new rubber seal, i called out a highly rated garage servicer.

He didnt use either of my brand new seals for various reasons .."too thick" or "this is a universal one" and instead put in one that had stains on it but seemed to be mostly in good condition (thats question #1 is it likely he was BSing me about not being able to use a universal seal from walmart?)

Question #2: while the ground connection doesnt show daylight, where the new track is screwed to door now does. Its not huge but pretty consistent for length of door. The whole point of fixing this was to keep pests out and now i have to go in and caulk. Is that something repair guy could have avoided?

#3 he didnt even use the t tracks to slide in the new seal, he just kind of folded it over. See pix. If that was going to be the solution all along, i probably couldve just bypassed my rusty original track and saved the headache.
