Potentially looking for a room in rathmines or surrounding areas Sept-Dec

Hi All! Will potentially be needing a room in rathmines or dublin city centre for three months. Budget would be 700 or less as commuting from my hometown is currently looking at costing me 580 PM. I’m not sure if this is entirely realistic nor possible but I just thought i’d look around for places before committing to the commute. Just having a look at what is out there at the moment and what fit would be best for me. Thanks!

Property Manager Ripping Tenants Off?

A year ago I got a studio apartment in Ranelagh for 1500 a month with a year contract. But the strange thing was how i was sending 1200 to landlord and the property manager 300. But you know it was still cheap especially considering that it was a good area and utilities except wifi was included. But Recently there was management change and the previous called me and a few tenants out letting us know about the change and saying if I pay 5 months in advance which would be 1500 he will lie to the new management that my rent was always 1200 so that I would start saving money from the 5th month forward. But I thought that was away of him ripping us off as what made the rent 1500 was the fee for him and now that his gone it will be low.

So I was ecstatic when the new property manager presented a 1200 month to month contract, so I signed immediately forgetting about taking pictures for insurance. Then a week later the new property manager tells me that the previous one told him that the 1200 was an error and presented me with a 1500 contract. I tried saying that 1500 was two separate thing together but he just said to change the 1200 i paid to the landlord to 1500. And now I don't know if I should spread out the laundry and tell him about the deals he was making behind his back. I have a few screenshots that proves something was going on but not explicit, because the previous manager was cautious about leaving evidences behind. Although I have testimony from another tenant. What do you guys thing, should I just let it go?

Desperately need help with a rental reference in Ireland after marriage ended.

This is a bit embarrassing to post, but I'm running out of options and hoping someone might be able to help.

My marriage has ended and I'm trying to secure somewhere to live in Ireland. The problem I'm facing is that I'm being asked for a rental reference and I simply don't have one that I can provide because of my circumstances.

I'm financially able to pay the rent and I'm genuinely just trying to get a home and start again, but not having the reference is putting me at a huge disadvantage in an already impossible rental market.

I know this is an unusual thing to ask, but has anyone been in this position and found a solution? Is there anyone who knows of a landlord/agent who would consider someone without a previous landlord reference, or another legitimate way of getting past this requirement?

I'm not asking for money or anything like that. I just need someone to give me a chance to secure somewhere to live.

Please feel free to DM me if you'd rather not comment publicly. I'd be incredibly grateful for any help or advice.

Flatmate search advice

Context- Hi, we are 3 girls living in an old apartment in south Dublin. Luckily, our 3 bed house comes with 3 bathrooms making it quite handy and is cheap compared to the market. One of the girls is moving out and we are looking for a substitue for her. Since the rent is only €700 for an ensuite room, a lot of the girls reaching out to the girl moving out are worried this might be a scam or the place might be in a really bad shape. Which makes sense.

Now the question - Since the room of the girl moving out is adjoining mine, and for 4 years I have had to live while she spoke to her family members all day and hardly ever works or goes to office (god knows what her job is), I am a little particular about what I don't want in the flatmate. I asked the girl to ask a list of questions from the girls coming for a viewing and she sent it on to a few who denied replying before the viewing. My point is, I can understand from their point of view if this is a concern but at the same time I don't want to have a viewing with everyone. And as the person looking for a flatmate aren't we allowed to ask questions.

These are the questions that I had originally prepared:

  1. Name:

  2. Date of birth:

  3. Occupation/ where do you work?:

  4. How many days a week do you normally work from the office?

  5. What does a typical weekday look like for you?

  6. What do you normally do at weekends?

  7. How long are you looking to stay?

  8. Why are you moving, and where have you lived previously?

  9. Have you lived with flatmates before? If so, what was the experience like?

  10. What are you looking for in a flat-share?

  11. How often do you usually have friends or a partner over?

  12. How often would you expect to have overnight guests?

  13. What time do you usually go to bed and wake up?

  14. Are you generally quiet at night?

  15. Do you smoke or vape?

  16. How do you usually approach cleaning and shared chores?

  17. Do you cook regularly?

Now I am thinking a good approach might be to ask these questions after the viewing if we wish to go ahead. And initially just ask a bit about work and daily schedule?

Is it ethical to be a landlord?

I want to save up and get a mortgage on a 2 bedroom apartment and rent out one room for around half the repayments, I don’t plan to have a long term partner and living by myself would be too expensive, but I don’t want to he renting forever, would this be ok to do?

Looking for a garage/workshop to rent in Sligo

Hi, I’m looking for a small garage/workshop to rent in or around Sligo, preferably within 20 km.
Budget up to €1,200 per month.
I’m looking for a secure enclosed unit where I can work on cars — mainly mechanical repairs and maintenance.
Ideally with electricity, water and vehicle access/roller door.
If anyone knows of a garage, workshop, shed or industrial unit available to rent, please let me know. I’m also happy to contact private owners directly.

Landlord rented house without selling it

So we were renting a house with a 12 month lease. Six weeks before our lease was up, Landlord informed that he was selling the house and we needed to move out. Just before we moved out he asked if the new house owners ‘agent’ could show the house to potential renters. We agreed as it was about a week before we were leaving. We moved out in June, The house has been rented (at a cost higher than we were paying) and the house still hasn’t been sold. He says it’s still with the solicitors. The landlord is an absolute chancer and we know the ‘agent’ wasn’t working on anyone’s behalf other than our landlord. Should we tell RTB or is there any point?

How long does it take to rent a room?

I need a room from September 18th, but I'm out of the country until the 16th. What can I do? I would be able to digitally sign everything.
