Rate to rent rig for festival?

A few performers and myself were asked to perform at a 3 day long camping festival which is local and drivable. They are paying for our ticket plus meals and a performer fee. In addition to the performer they are paying us ($500/each for the festival) I am wondering what would be an appropriate fee to bring our rigs (standing aerial and lollopop)? This is our first time renting them out and are a little unsure what to ask, if anything in addition to the fee they are paying us. Or does it seem like what they are giving us is already sufficient. Over making someone else rich

I currently work part time at a busy methadone clinic and am 2 weeks away from my resignation date (gave a full 30 day notice). I have been here for 2 years and the patient load has steadily and substantially increased over that period. I work 5 hour shifts without a break, at first the expectation was 5-8 patients or so and this has steadily creeped up to a standard expectation of 10 minimum per day along with telehealth visits. But guess what hasn't increased? That's right, my pay in the past 2 years, not one single dollar ($65/hour). No PTO, retirement or health insurance either. Meanwhile there are 4-5 counselors on any given day who mostly chit chat along with the owners and front desk staff.

I took on more days at the beginning of the summer due to my per-diem clinic closing and a provider at the methadone clinic leaving, and was told at that time I would be put in a health insurance plan. That never happened. Last week, we were held 30 minutes past clinic close for an announcement, which happened to be a celebration for the owner of the clinic who will be opening a second clinic a few miles away. You would think they would want to compensate the person who makes money for the clinic a little better and offer them an incentive to stay on the team. But no, they don't. The icing on the cake was the owner also let the staff know that everyone was going to have to prepare to "pick up the extra slack" after I am gone and until the fine and hire "the perfect candidate" to replace me.

I am grateful to be leaving for a more experience appropriate position with decent pay, PTO and minimum benefits. But this just leaves such a bad taste in my mouth, and I am no over making someone else rich

XQQI to keep a rental property afloat - thoughts?

I currently have about 230K worth of QQQI and a small position in BTCI. I have a rental property under renovation now which (a 4 unit) which I will need to quickly rent out after I finish renovating to keep up with the mortgage. However, I feel if I can keep it empty until its sold, will increase my chance of getting a contract quickly and not have to disturb tenants. Was thinking of trading my shares of QQQI and BTCI into XQQI for a higher yield so I can suppliment my payment have a quicker and faster sale, in order to keep it vacant.

I understand the risk of a downturn, my current QQQI stash is already at risk as it sits and its been serving me well through the big dips, I just leave ir alone and it always recovers fine. XQQI seemed to recover well after the last drop. Is there anyone who holds a larger position in these funds, thoughts or advice? TIA

Cash for keys

I have a problematic tenant in a 4 plex I own. He is behind on rent, tenants are complaining and we are concerned about illegal activity in the unit. Not sure what's going on with him as he used to be an okay tenant, this guy was suppose to serve as an onsite maintenance guy. My PM has already issued a 30-day notice to quit as he is on MTM and will pursue a simultaneous eviction if he is not completely current with July and August rent by next week.

However, I do have a fairly cordial relationship with the guy and am considering a "cash for keys" deal to have him out in 2 weeks. Although I know it is frowned upon, I think this would be in the other tenants along with my and his best interest, before things escalate. Does anyone have any experience with this, and could help me understand the best way to approach this, if any? What is a good starting price to offer?

With the rapid advance of AI, it would seem like in no time, it will be easy to plug any PANRE-LA into Gemini or ChatGPT and get the right answer. Do you think the board will modify the PANRE-LA due to this?

Making it work in a toxic environment

Hello all. Currently working part time in a very small psych clinic which has become pretty toxic over the past several months. There are multiple issues but the main ones consist in the owner and office manager overworking me, no down time and basically treating me like a cash machine. I am currently making $65 per hour, have not gotten a raise in the 2 years I have been there, expected to work myself into the ground on a daily basis. I was told I would be given a health insurance plan months ago and that never happened.

The most concerning thing is a bullying atmosphere has emerged, currently against one of the counselors who is a 60+ year old women. The younger staff have teams messages (that they don't know I can see) going around basically degrading her and making fun of her, one of the younger (male) counselors actually openly yelled out to her from down the hall last week, that she "should go look for a walker" , resulting in the staff laughing. I cant help but feel bad energy being directed my way too. I do my best to keep my head down and do the worked asked of me, and keep to myself as much as possible. I recently set all of my social media accounts to private as well.

I have already been given a "tentative" yes on 2 jobs which I interviewed for last week. Just wondering if anyone has any advice how to survive in the meantime? I would leave now but I cannot be without a paycheck at this time, unfortunately. Going to this job 3 days a week gives me extreme anxiety and dread. Anyways, thanks for letting me vent, need to get this off my chest to a few folks who may be able to relate

Insurance claim

Location: Denver CO

I am currently in the process of going through an insurance claim for a rental property I own. The initial claim was for remediation which was completed and now we are onto the construction portion. In short, the entire property was gutted down to the studs. I had asked my adjuster to use my own contractor and he stated he wanted to get the estimate from an outside company. The outside company came and completed the estimate, which took 4 site visits and 6 weeks to complete, which is now in the possession of the adjuster.

My adjuster contacted (finally) me and is now asking me to get my own estimate from my own contractor. He seems to not want to share the estimate from the outside company with me. I am aware the loss is large and it includes replacement price from 12 inch baseboards which I was told were quite valuable. It feels like he is trying to hide this estimate from me.

What is the best course of action here, is he legally rewuired to share the original estimate with me? How do I go about getting properly compensated for this loss? TIA

Live in Denver CO which is my home, but have an offer for a contract position for a job in Crescent City CA. Extremely lucrative paying close to 300K per year. It looks beautiful but also like a small town? Is it considered "safe"? My partner and I dont drink or party and want to be out in nature, this looks like it may be a good idea

Its been a lifelong dream of mine to live on the ocean, but I am concerned that the town may be isolated and lacking the amenities I am accustomed to. Is the water warm enough to swim? Hows the cost/quality of living?

My position in CHPY is up considerably. I have had so many losers over the past year, now that I have a winner, I am unsure how to proceed. Part of me wants to take profits and put into something "safer" like SPYI. But I am reading that the semiconductor boom is predicted to last through 2027. I am also not complaining about the huge weekly payout, but I am concerned if it is sustainable. Curious to know others thoughts and strategy

I currently hold an active DEA in CO but may be working a side gig for an OK based telehealth practice. I will have to pay out of pocket for any additional licenses and certificates. My new understanding is that the $880 DEA I hold is only good for CO, and I would need to purchase a new one for each state I plan to practice in. Am I correct so far?

Therefore if I obtain an OK license to practice, and work for this practice, but DONT plan on prescribing any controlled substances, do I need to still obtain an OK DEA or is just the OK license to practice sufficient? I have sent several emails to the DEA but cant seem to get a straight answer.

I am venting now but I am so beyond frustrated with all of the extra fees and expenses just to practice. Its getting to be a lot!
