Leasing Struggles

I’m currently working for a Class C apartment community that requires 12 months of employment as part of the screening process.

None of the other communities within our comp set are requiring this. I’m struggling to keep the applicants interested and not getting discouraged to the point of giving up and moving onto the next property.

Most of the people that stick with it until the end are people that have credit/background issues that disqualify them in the end.

Is this normal to demand 12 months of employment documents for an apartment community within this class level?

Am I crazy for thinking that we should lighten this restriction? Our occupancy is suffering because of it. Last year we were thriving, but ownership seems to think I’m now the problem. My work ethic didn’t change, the underwriting policy did in January and the demographic that’s lived here historically cannot get in because of these changes. Mind you they have not and do not intend on renovating anytime soon.

What do I do to motivate the applicant? Do I just throw in the towel and find something new? I’m becoming so discouraged and burnt out.

Would it be petty if I quit for this?

I work for an apartment complex. As the Leasing Manager. They offer free rent and have two employees on site already (Asst. Manager and a member of maintenance). I put in a request to live there last year and they told me that I couldn’t move there because they have a 2 employee maximum per property. Cool. Policy is policy. I never thought anything of it again.

However, the maintenance supervisor wanted to move out there and they approved him this week.

I understand that his role is more important than mine, but I feel that if it’s policy and they made an exception for him then they should make that same exception for all employees on that particular property.

This along with constant poor communication and honestly bullying from how the home office chooses to execute their management style for the entire team we have on site makes me wonder if I should just leave.

My Property Manager is great and I hold no resentment toward the team members that get this benefit. I just feel like home office is being discriminatory and unprofessional in how they’ve handled this issue. Im the only one that got denied for this benefit and I’ve exceeded expectation since I started according to them and my team on site.

Would you find another job because of this level of favoritism/disrespect or would you hang in there because you like your job, team and community?

More Context: I do get what y’all mean by maintenance being more a benefit than admin. But they already have maintenance on site that handles issues perfectly fine without having an additional person to assist. Not to mention the fact that the employees on site aren’t required to even be on-call or notify anyone if they won’t be home that night. If you want the apartment to have as a “second home” you can. You don’t even have to live there full time. It’s super lax and most work orders (if any) are pushed until the next day regardless of maintenance being on site now and “emergencies” have been effectively handled by the two employees already on site. I would understand if there was an overflow of work orders and if preventative maintenance wasn’t being done to prevent an influx of after hours calls. But our maintenance team is pretty sound and seldom has emergencies that one of them (the one actively getting an incentive to do so) can’t handle. That’s why I’m thrown off by the situation I think. Everyone on this team gets a full nights rest because our property isn’t high demand after business hours. Home office just likes the maintenance supervisor a lot. Like they vocalize how much they love him often. It’s just a weird situation and I have a some self reflecting to do. I appreciate all of the feedback!

My S/O could be homeless in a couple of weeks

I told my bf of 5 1/2 years that I wanted us to move out separately about 6 months ago. We moved in too fast and I just felt that a reset would do us both some good.

But he’s told me now that his credit is so bad that he’s not getting approved anywhere and he doesn’t have much money to his name.

I’m worried that he’s going to be homeless bc he can’t really renew where we are currently.

The human side of me breaks down thinking he could be in an awful position and then on the other hand he’s lied, cheated (emotionally, not that it matters) and has had poor money management skills since we started dating.

I just wanted a year apart so we could really tap into who we are as individuals and what we each bring to this relationship. I just feel that he’s gotten himself backed into a corner to try to call my bluff and he’s willing to go down with the ship if I don’t let him live with me just to prove a point.

I’m just so confused and heartbroken and angry and sad.

Should I let him move in with me or should I let him figure it out? He has literally no family to depend on either so he can’t live with anyone else.

Is this a good fit for me?

I am looking into becoming a claims adjuster. I’ve done retail, food service, hotel management and I’m now in the property management/leasing world. I am exhausted by unattainable quotas and constantly having to exceed expectation with crap pay.

I want control over my life and career. I want to make good money while doing so. I feel like there’s always a glass ceiling in customer service/corporate based settings. If you’re not with the in crowd then you don’t deserve promotions, raises, etc.

I’m just tired of the rat race and I want more money, time for myself and job security.

With the right mindset and a willingness to learn and adapt, can I be happy in the claims adjustment world?

I am detail oriented, great in calming people that are stressed/mean and have the willingness to adapt when needed.

Will I survive in this field? Is it even worth my energy?
