Least Floody Areas in the High Desert?

I want to move to the high desert but I'm seriously stressed about the upcoming storms with this year's "super El Nino." As a weather nerd, I'm aware that most of California will be at risk for increased precipitation this fall/winter. Of course some areas will be more prone to flooding then others. When I plug prospective homes into the FEMA flood map I am able to see what parts of the high desert have been known to flood. Yucca Valley looks especially flood prone. Another hot spot looks to be north of hwy 62 in Joshua Tree. I'm curious as to locals real-life experience with flash floods and their opinions as to where the worst areas actually are?

We were looking at these today and were impressed by the exterior, the architecture & attractive landscaping. Does anyone have any experience renting here? The prices are on the lower end so I'm wondering if there's a catch!

Are Most Home Rentals in JT AirBNB's?

Planning to relocate to JT soon and was hoping to rent a house. I've spent a lot of time in the high desert and used to live in Vegas so I'm fine with heat/desert living. But before committing to buy I want to spend a year or so in a rental, just to make sure JT life is for me. There isn't much available on Zillow but it looks like there are hundreds on AirBNB. Is there something I'm missing? Like maybe rentals aren't advertised online and I should just go to a real estate office?

I remember hearing about the rise of AirBNB's in JT but I would've thought that with the economic downturn & people traveling less that there would be more traditional rentals these days?

I'm looking for a great therapist, preferably someone older, who specializes in survivors of abuse. When I google it, I'm overwhelmed by all the choices, lol. I'd prefer that they be based in Torrance but I'm willing to drive anywhere in the South Bay if they're really good!
