Viewing to Save ratio- what is your experience

First off, I have been told that there is no real correlation between getting an offer and showings and the viewing to save ratio on Zillow. I have a listing in coming soon and I am at a 15% ratio now (27 saves for under under 200 views and I know I have viewed it probably 5-6 times. This is much higher than the other homes coming soon and think we are priced appropriately (they are not).

We are in coming soon status listing goes live and can be shown next weekend and have no showings yet. From your experience is there truely no correlation in between how many people save (vs view your listing) and selling the house?

We only have the external posted and professional pictures coming soon!

Test the Waters for 30 days by listing in the fall?

I have to relocate for a job (with SOME flexibility) and we need to sell our house. We have been working with a pretty reputable realtor that seems to know what they are doing. Our big dilemma right now is listing now or waiting until maybe January-Feb to list (where we would have less runway because we probably really have to move at that point). The comps they gave us listing now vs if we would have listed earlier in the year were pretty drastically different (like 50K). Obviously, rates are expected to go up and no one can predict the market. Right now it sounds like there are not a lot of buyers out there. We live in the south and have a pool and our house seems in better shape/has some upgrades that the other Comparables ones do not. We do not plan on buying yet in the other market.

Any downsides to kicking the tires for the 30 days and putting it back on the market in Jan/Feb? Is the best strategy to list now for a little (take it off if it does not sell) or just to wait until Jan (we probably do not have the luxury of waiting until March).

Gifting at this wedding

My spouses friend is getting married for a second time and they really want to attend. We attended the first wedding (which required expensive travel) and gave them a 100 gift. This couple then attended our wedding and were one of the few people who didn't get us anything (not even a card).

We have to travel for the second wedding as well (hotel plus travel). It would be hard for me to show up to a wedding without a gift, but given the circumstance do not think we should go above and beyond for a gift (they only have a honeyfund and are doing fine financially). Is a 50 contribution to the honeyfund or a gift card an appropriate gift? What would you do in this situation?

I am from a LCOL and most of the gifts we received were around 50-100 a couple. Getting above 100 a couple was pretty rare for perspective.

Move from Charlotte to Austin

My spouse is considering a job that would relocate us from Charlotte to Austin. It is a really good opportunity, but I am a little anxious about the move and starting over as we are in our low 40s. I have heard Austin is a pretty "young" city so a little concerned about that and the heat (it is hot/humid in NC too though).

We want to live close to their work so probably would live in the NW Austin area (Avery ranch area). Anyone make this move recently or have insights?

Potentially relocating to NW Austin- what do I need to know

My spouse is considering a job that would relocate us from North Carolina to Austin. It is a really good opportunity, but I am a little anxious about the move and starting over as we are in our low 40s. I have heard Austin is a pretty "young" city so a little concerned about that and the heat (it is hot/humid in NC too though).

We want to live close to their work so probably NW (Avery ranch area). Can people give me some insight and whether there are things to do to meet people/get used to the area (would we be too far from Austin to enjoy the city).
