Heat pump, solar and Tesla 3 battery set up

Hi, short and sweet.

5 bedroom house medium insulation EPC currently C.

Boiler on the brink

Had a quote from octopus for a heat pump (with the £7500 grant), 14 solar panels on a south facing roof (with the 20% saving on VAT currently) and a Tesla 3 11kwh battery.

Comes in roughly 21k.

I could go for planning and put 20 panels on and then export more as the Tesla battery is supposedly the best one and can handle all this bringing me to a net positive on cost/return each year (accordingly)

Any input on this? I see conflicting things absolutely everywhere.

Has/does anyone not use any Finasteride and Minoxidil following your hair transplant? I don’t want to but strongly recommended too. The thought of taking that every day for decades isn’t good. How did it work out if so?

Had this dry skin appear on my body (torso and feet and hands have dried too) as well as yellow crust and lots of flakes in my scalp. I think with it has been six weeks of green flem and snot too. Thought it would go away but hasn’t? I pretty much feel fine a little itchy.

Blueberry bushes - left one gave me lots of fruit last year and this year it flowered but gave me absolutely nothing? Middle one flowered and gave some. Right one gave plenty but very small (maybe the heat) any thoughts?

Has anyone been to the Wimpole in Nottingham? (Long Eaton)

I read some good reviews but some bad also generally but I honestly haven’t found anywhere without good and bad reviews. I contacted the Nottingham branch and what worried me is they said they are available for a consultation anytime (literally anytime). Even the next day. So aren’t they busy?

Short and sweet - when the new EPC scoring system phases in mid 2027 - 2029 (your choice on using the new or old until then)

It says that ALL gas boilers will make your property a D or E. Even if you’ve just had a new one like we have a few months back. So I feel I (and lots of us) have two options - get an old EPC certificate in 2029 and have ten years of peace until having to deal with it… or upgrade out of our own pocket (Windows, heat pump, solar and whatever will be needed).

As my EPCs on both are currently Cs I’m not eligible for any government grants etc. although I could get the £7500 heat pump grant but they are first floor maisonettes and it would still cost £3000 or so to get it installed up with complications on the leases etc.

But when I come round to redoing the EPC let’s say in 2032 and it gets knocked down to a D or E at that stage there won’t be any grants available to landlords and I won’t legally be able to rent it out. It’s becoming a minefield to be honest.

Any thoughts?

Setting up Ltd company

Short one. My accountant can set up my BTL Ltd company for £198 including the £100 government fee.

Or I can do it online myself for £100. Is it just a straight forward process or any downside in doing this?

Would love input to my scenario please.

Hello community, short as I can. I have two BTLs in my personal name and I’m self employed (brings my income to between 50-60k per year (40% tax not great for the rental income of course).

Purchasing another BTL jointly with my wife and she earns roughly 35k a year so with the 11k rent income from this third one going to her she’s still under the 50k (for now).

We plan to buy one more too. Now onto the advice needed part!

From the beginning I should have set up a LTD company and gone from there (but this was way back before I even knew my wife etc) and now the cost of CGT and stamp duty moving them into a company would be stupid therefore these will stay in my personal name and as they are.

With the third one, should we put it in a Ltd company? Then the fourth too? Even if we only have two in it. Or should both incomes go to my wife and we swallow it etc. we may potentially buy more but that is a long way off if we do…

Unsure how to play it but any input is hugely appreciated. Thank you in advance.

Opened window with a jar now looks like this and all moves a tiny bit

Hello community! I opened my window this morning and jarred it a bit on the push. Wall slightly cracked all around and I don’t want to make it worse but it’s all a tiny bit loose. What’s the best solution? Pulling the window into by the handle and putting some screws directly up into the lintel perhaps? Then fill the crack and paint etc. Input please and thank you in advance.

Personal or Ltd company

Hello community - my situation briefly. I have two BTLs in my personal name and I’m a sole trader.

Income from sole trader roughly 35k
Income from both properties 21720k

Which takes me over the higher tax bracket and as we all know with the changes, paying tax on all profit, new checks and everything which goes out yearly I’m all good but wondering if it could be better.

I’m about to purchase my third BTL in joint names with my wife…

She earns 30k from her employment
This property will bring in 8400k

So she will stay in the lower bracket no worries and keep that income.

My thoughts are two things -

1, I can do a deed of trust with a solicitor/inform the mortgage provider etc with one of the properties I get income from and split it so she gets a portion then I pay less tax etc. (with this option and potential rent rises or job incomes it may not work out long term? 20 years or more?)

2, open a LTD company and add this one we’re buying now into it then frustrating add the other two into it as well (but pay stamp duty) - will this long term with a lower tax system and other perks work out better? How long until it’s worth it etc.

Would love input please!! Early stages of thinking about it all but want it sorted. Thank you in advance.

Does anyone here actually have anything positive to say about being a landlord anymore?

You look at the stats and the people buying most the rental properties are corporations or landlords expanding through Ltd companies. Many small landlords are selling yes.

The bigger guys of course structure things different etc which I know. The sentiment in this sub every time I see any post is sell, don’t bother, silly idea, use your isa etc.

Is there any optimism left or people going against the grain?

I used to love AOE back in the day but looking for something on my phone now. I don’t mind a one time payment but not constantly through the game to improve etc.
