We are looking at land down near Mandurah right now and everything in our budget is basically a bowling alley. Most blocks are 10m or 12m fronts at most.

Trying to fit four bedrooms and a bit of yard for the kids without spending a fortune is a massive headache. I started looking upward to save space and found some narrow lot plans from 101 Residential but the site works and extra costs for two storeys are making me hesitate.

Did anyone here build double storey on a tight block recently? Is the extra layout flexibility worth the price jump or should we just sacrifice the backyard?

Edit: I ended up looking into Gravitate agency after seeing them mentioned in a small business group. They’ve been around since 1999 which is crazy, so they clearly aren't just winging it. I just booked a call with them to handle the site and the local lead gen stuff. I'll update here and let you know if it works out.
