Hi everyone,
I’m looking for someone experienced in installing a smart door lock in Jumeirah Village Circle (JVC), Dubai.

Looking for some advice from people who have dealt with tenant payment issues in Dubai.

I have a tenant on a yearly contract with quarterly payments.

A payment due a month ago was not honoured when presented. After several follow-ups, the tenant transferred only about one-third of the amount due. The remaining balance is still outstanding.

The tenant continues to say payment is coming and has provided various explanations, but no firm payment date has been given and previous assurances have not materialised.

For those who have dealt with similar situations:
At what point did you stop waiting and start formal action?

Does a partial payment change anything from a legal perspective?

If someone pays only a fraction of what is due, do you continue negotiating or treat it as a default?

What should be the next step?

Any lessons learned or mistakes to avoid?
