I am building, for the first time, a modular house. Sofa we have plans to look at but how do I decide how much space for each area?

Examples: I want a bigger kitchen that I have currently but don’t want wasted space.

I need a space for a table that sits 12 on monthly basis

I want a large sectional and living room. But how much bigger than my current 13x14’ do I need. Will be new furniture

How big do I want my master? My current is too small but don’t what a ton of wasted space.

Laundry/mud room/utility room- no clue!

Wondering what loach everyone has that eats small snails. I have two yo-yo loaches but got them on the idea that they will have to go back to the local fish store. I’m not loving having to return them.

So for their replacements I’d like something that can stay. I need it to work in my lightly stocked 10 gallon. I have shrimp that the yo-yos barrel through so would like something a little less … oblivious. LOL.

I’m wondering kuli or zebra. Do they eat the baby snails for the most part but leave shrimp alone?

I’m in upstate NY and I’m wondering what the pros or cons are. I’m mainly wondering about longevity and upfront cost. We also will have a covered front porch if that matters.

We have land we would like to build on. I have a site that I believe is suitable and is able to be connected to sewer and water.

That’s it- where do I go from there?? I know I need the land assessed- what trade does that and how do I find a competent business? As far as building plans- how do I find that?? We have considered a modular build but if we want a modest custom build how do I find someone? I can’t imagine affording a custom blueprint but also don’t want a “ryan home” build.

I get so sad this time of year when I have to hunt for actual clementines. I don’t like tangerines. I eat at least 4 clementines a day normally.

Any replacement oranges anyone can suggest during this sad time? 😝
