Feedback on my forever home
Hi guys,
I am very close in to lock in the design for my home. Could you guys please have a look and give some feedback?
The only thing which concerns me is the TV's using the bedroom walls - wouldn't this cause a disturbance to the people in the room? - i cant think of any other solution so maybe this is ok?
Facade looks nice and modern is there anything I can do to spice it up - just looks abit bland to me.
Ignore the opening on the black wall as this will be closed for the granny flat at a later stage.
Also is two sliding doors to access the alfresco too much?
Help with Remodel Plans
My house was built in 1979, with a U-shaped floorplan with bedrooms on one side of the house and the kitchen/family rooms on the opposite side. The problem that I have is that the Family Room is not a very usable space. It has 6 doors and a large window, making it difficult to place furniture anywhere but the center of the room. The Family Room also provides the only path between the garage and the rest of the house. It is essentially an oversized hallway that we use as a home office and "everything else" room.
Ideally I'd like to make the Family Room more private, so it can be used as a proper home office or even extra bedroom. The problem is that I still need to have access to the garage from the rest of the house, and I have to consider the laundry and bathroom between the Family Room and the garage.
I don't want to add exterior walls or move existing plumbing if I can avoid it (house is on a slab foundation).
Any recommendations for modifications to the floorplan layout would be very much appreciated!!
Would like your opinions, we this we are 90% with these plans ...
It'll be a hybrid timber frame house with the right half being timber framed and a tongue and groove ceiling. Missing on the plans is a walkout balcony to the rear from the loft and a covered porch on the right side and rear 1/3, also missing is access to garage loft from the one upstairs bedroom, and we are putting the basement access steps along the rear wall not where shown now.
Also thinking of moving garage doors to the gable end not facing forward.
Exterior will be hardie siding or similar please feel free to let us have it on that
Plans were adapted from here....

Edit and update: should the fireplace be in the original location as seen in the vermont frames OG plans? I should've added their images for comparison to start with...
Feedback on houseplan
appreciate any feedback on the proposed plan. have played around in terms of how furnitures could work. i’m not a designer but found a free app that was easy to use.
Want feedback on plan
I’ve been playing with this plan for a bit and not sure about a couple things. Especially the main wall coming into the house. I’ve based it off of this plan off architectural designs. I have a corner lot and have to have the garage come off the side with the house facing the main road. Thanks!

I have a 303 m² plot and want to build a single-storey house. Is my program realistically feasible?
Plot: 303 m²
House: single-storey
Bedrooms: 3, each with its own bathroom
Living room
Dining area
Kitchen
I'm trying to understand whether this can realistically fit while maintaining reasonable room sizes, circulation, parking and outdoor space.
I'd appreciate an architect's opinion on what compromises would be necessary and approximately how much floor area I should target.
I somehow ended up building an app before building the house 😅
For a long time I’ve wanted to build our own home. Since I come from an IT background, I did what any nerd would do... went deep on the internet looking for ideas.
There’s just way too much stuff out there.
Instagram reels, TikToks, Pinterest, random websites, screenshots, photos you take when you see something nice somewhere... it just keeps piling up.
Then there’s the fun part — I like one thing, wifey likes another.
Before we knew it, we had saved way too many posts and our gallery was full of screenshots and random house photos.
Then the real headache started.
How do you sort all this?
What actually works together?
What can realistically be built?
What needs tweaking?
What’s probably way too expensive?
Honestly, my mind was blown.
I tried using Excel... that went nowhere. My wife wanted no part of that.
We tried boards too, but it all started looking messy pretty quickly.
So I started looking for some kind of app or tool for people planning a future home — not floor plans, not builder software, just something to save ideas, organise them, and help make actual decisions.
Couldn’t really find anything that felt right.
So being the nerd I am, I ended up building one.
It’s called Dwellu. We’ve actually been using it ourselves and it’s helped us a lot in getting our ideas out of chaos and into something a bit more clear.
I figured there are probably plenty of people here in the same boat, so sharing it here.
If you’re planning a build or renovation and want to try it, it’s on iOS and Android:
Feedback requested
Hello, we finally bought a house that needs a complete overhaul. Me and my husband have 7 kids (5 boys and 2 girls) and we need help deciding on a floorplan for the kids floor. The pictures show some ideas we've come up with so far. Each bedroom and bathroom will have at least 1 window, but are not drawn in yet.
I think we're committed to the main floor already. It has room for improvement, but my husband is being pretty stubborn about his requirements for it and we've already negotiated a lot about it. Feel free to critique it anyway.
My requirements for upstairs is 1-2 bathrooms, 4-5 bedrooms, little to no awkward hall space. My husband wants 6-7 bedrooms (but it's okay with 5) and 2 huge bathrooms.
Help please! Need a fourth bedroom.
My husband and I are looking at this house that we really really love but it only has three bedrooms upstairs and we really need a fourth bedroom. I would love if someone could give me any ideas on how to create a fourth bedroom on this floor plan. We’re open to a bunch of ideas. We just don’t want the rooms to be too small and we would still like a master bedroom.
Updated plans based on your feedback
Thanks for all the great feedback on our first set of plans. Please see below for updates that incorporate most of your feedback. Still considering what to do with the dining room, making the guest bedroom to the right of the entryway smaller to accommodate an entryway closet and making a true 3-car garage.
Feedback on my duplex/multifamily floorplan built on a steep hill
Edit to add: I crossposted to r/floorplans and added a comment with a revised floor plan from the feedback so far! Here's a link to the comment: https://www.reddit.com/r/floorplan/comments/1vj24w5/comment/p2hxtcq/ I really really appreciate all of the feedback so far!
I created this with rayon (the free version) and the design is to help describe/show our builder what we're thinking to see if it's feasible in our area. It's hard to find anything similar and I'm not a designer (we'll have an architect do our actual plans, it's required) but I'd love some feedback, glaring issues/concerns or anything I might be missing.
It's basically two nearly identical 2 bed 2 bath flats stacked on top of each other with a rooftop social area (pool, outdoor kitchen, lounging) and a sub-first floor with shared laundry/workshops/etc built in the supports. Oh, the back half will be built on concrete columns and hang over the hill (see last photo for side view).
The biggest iffy area is the outdoors (but enclosed) staircase to the 2nd level flat, which come along the East side and then the inside of the building. They turn behind the front (living) section to the 2nd level flat which means the front door of that 2ndflat is in the back (sleeping) section. Try as I might I couldn't find a way to keep the kitchen where it is (views are to the North & West) without having the main door open right into it, which seems less than ideal.
The stairs to the first landing go from both sides so on the South side they can continue going down to the shop & parking area. The outline for that level's stairs are missing from the floor plans right now because I forgot about them.
Another iffy area is the hallway might be too big for this size of house.
Another possible iffy part is that we don't have an "inside" large dining table, but we'll have a rooftop dining for large groups and one on the deck/patio that's enclosed from mosquitoes/rain. I also love the idea of a dining nook with an expanding table.
Also the steepness of the hill and stilts (or supports/columns) are estimates, but it's extremely common for house to be built on top of huge hills here.
Buying this house, how would you rework the main floor?

Buying this house and want to rework the main floor before moving in. Main thing we want is a more open layout, the kitchen is completely walled off. Would also love a walk in closet for the primary and eventually a second bathroom. I think we are fine with the idea of removing 1 bedroom.
Trying to keep it cheap and DIY most of it, so bonus points if the kitchen plumbing stays roughly where it is. Living room is a step down (converted garage) and there's a basement under the left half. There is a 4 car detached garage with a second floor we could do anything with as well.
What would you do?
Thanks in advance!
Ideas/what would you improve for this floorplan? 2 story w/ basement house + basement apartment + detached garage ADU
We're planning on building a new house on our property. Our current 1950s bungalow is quite dated and doesn't suit our family needs anymore. The basic idea is that our lot is zoned for multifamily with a maximum of two structures and 3 units. One unit will be in the detached garage ADU (highlighted in yellow) and one unit will be in the basement of the primary house (highlighted in green). That leaves us with 2.5 floors of space and around 2700sqft. I'm no designer or architect so if there's anything glaringly wrong please let us know.
My partner and I both work hybrid jobs so we'd prefer to each have a private home office space, plus we have one amazing boy and another (unspecified) on the way so that means we're designing for 3 bedrooms + 2 flexible office/bedrooms.
Some concerns on our current design:
We cut out a bathroom in this iteration, was that mistake? 2, possibly 3, bedrooms upstairs on one bathroom.
We tend to hang dry a lot of our laundry and there isn't a ton of space to do that here, I suppose we could hang it over the railing above the foyer but it's a bit of an eyesore for visitors.
The upstairs office/bedroom has a slightly awkward floorplate but we were thinking we could fit a sofa bed in it to make it a potential guest room and seating when not in use. Also no closet space.
The dining room is only accessible through the butler's pantry or from the foyer now, does that tend to work for families?
I understand the basement apartment and garage ADU are somewhat small but they're very typically sized for our area, square footage-wise.
Meinung Grundriss
