Sound deadening under kombi rear mat

Want to sound deaden the floor under my kombi soft rear mat, but wondered what thickness of deadening would be ok so I can reinstall the mat back over it without an issue?

Financing question. Investing in a commercial property for our business.

So we've found an empty commercial building in our area for sale which could have great potential for out business. We currently spend a good £30k a year renting which we would rather be putting into our own place. It's about 5000 sq ft with parking, has been empty a few years and so we feel a deal could be had. It's rare these places come up in our area which is a big town and we've been looking for years.

This is our first time doing this and so looking at ways to finance it all. It's on for about £300k and needs a good £200k on building costs plus fees. We would use some of our home equity as a deposit.

A investment advisor has suggested a bridging loan, but from what I've read they come with a risk of the place not being valued high enough when work is complete? I think the land itself is worth £200/300k and there is a flat which is part of the place which would be worth £200k ish, let alone the main building value once its been refurbed.

So at end of the works, if the lender values it at a high enough amount we then change the loan to a commercial mortgage which should be easier to obtain?

Are bridging loans a common way to do things? Is there a way of getting guide valuations on what the completed place would be worth?

Are there ways of not having take the full loan from the get go as the build will take 4 months or so, so not having the big repayments whilst the business can't use the place would be a bonus.

Or if there are other funding options via the government backed schemes etc that would be handy to know about too.

Thanks for any guidance to anyone who has been here and done that!

Shopping for an M6, stick with Classic or go for TTL?

So have seen a few nice M6 classics for sale that come boxed with 6 month warranties, but for about £300 more is a nice TTL with 12 month warranty. My question is, would you pay the extra for a TTL or stick with classic?

I have no intention of using a digital M (or using flash), so the shutter dial ergonomics won't bother me.

Anyone else been in the same boat? What did you end up getting?

tbh I'm edging towards classic as the extra £ saved can be put towards a 35mm Voigt 1.5!

Your favourite 3rd party 35mm?

Looking for 3rd party m mount 35mm (f2 or thereabouts) and wondered what ticks most boxes in terms of sharpness, compact size etc? To be used on an M6.

So far I like the look of the Voigtlander Ultron f2 version ii, or the zeiss biogon f2.

I know Mandler are all the rage at the moment but didn't much about the other Chinese lenses like 7artisans etc.

Was looking in the £400 price range ideally.

Wontancraft Easy / Lightning Rider Options?

Looking at one of these camera sling bags from Wotancraft. Easy Rider is 10L and Lightning is 13L.

Any feedback on these? I'd using them for travel / walking about cities with a few cameras (rolleiflex, fuji xe5, etc), water bottle, jacket.

Was thinking 13L and maybe just a small camera cube rather than the big one they sell.

2019 MBP charging issues

Have a 2019 macbook pro which has developed some charging issues.

The battery went flat yesterday and even though I plugged it in and charged it normally nothing would happen. Left it overnight and it seemed to have charged to about 90% and booted up ok.

The thing is now that even when plugged in the battery symbol says: power source adaptor / battery not charging. When I unplug the mains lead the 'plug' symbol still remains on the battery icon.

If I plug in via my Caldigit box, the external hard drives all boot up and I get the power 'chime', but the battery icon still says battery not charging. I've tried all 4 ports on the mac too but its the same.

No idea whats going on here, anything worth trying?
