We are on the market as sellers for the first time outside of Covid craze and I'm trying to get a better idea of where we stand with our house.

We are in a MCOL area, we listed this past sunday for $300k (been on the market about 2.5 days right now). We've had 4 showings already, and a 5th scheduled tomorrow.

We also recieved an offer from the 2nd showing, though it isn't exactly what we wanted. They originally said no wiggle room, we declined, they offered again and found $7k of wiggle room. We are now only off of what we want by about $5k and are making a counteroffer to try and get that to around $2k.

From the other 3 showings, 1 provided no feedback, the other two said it showed well and is priced right but not interested for various reasons (walkout is in the basement instead of main floor, room size is slightly smaller than wanted, etc.).

My biggest question is given all that information how do we stand in the current market conditions? I was nervous heading in with the current rates and know it isn't covid get 4 offers the first day times anymore. So wanted more insight if things look postive based on this, if we are getting a healthy amount of showings and if it's a concern to only have 1 of 5 offer (personally I still feel it's good but I could be off base).

I'm just wondering if fighting for 1% more is potentially costing us a chance to close quick and close close to full price vs waiting and the house sitting and therefore getting lower offers? However, we haven't had a real weekend for traffic either, so that may work in our favor. Thoughts?

Moving into a home with 5e runs, so was planning on setting up access points on a switch.

My question is about location of the router. Currently my ONT is in the basement HVAC room (corner of the house), the simplest solution would be put the main router in there and tie to the switch there as well. The APs would be on the main floor and 2nd floor.

However, I've heard APs are very directional, so I was hoping to have my router on the main floor and the APs on the 2nd and in the basement.

The issue is I only have 1 ethernet run to the main floor office, and (once again bran new to this), my understanding is I need 2. One from the ONT to the router and one more from the router back down to the switch (once again where the ONT is already located).

Is it worth running that second line (if even possible without tearing up walls), or am I overcomplicating things and should just put the router in the basement? Thoughts?

Hello, we are currently in preparation to list our house within a month or so. We had our relator come out and recommend some fixes prior to listing and we've taken care of most of them. However, we have a few items still hanging and wanted additional inputs.

House estimate: $280k

Repairs done so far:

- Septic aerator and pumped - $1760 (aerator just died this month of course)

- basement leaks - $2197 (includes 10 year transferable warranty)

- storm door replacement - $157

- mold remediation - $32

- hornets nest removal - $20

- landscaping - $1781 (we had an above ground pool that was removed and needed a lot of dirt to be filled in)

- carpet cleaning - $179

- tree branch removal - $1500 (widow maker from a bad resent storm)

- hvac tune up - $198

- tub reglazed - $850 (it's a toothpaste green tub that was redone before and started chipping bad, also the main bath so it needed done)

All-in - $8674

Remaining items:

Driveway - concrete driveway, very large and is rough in some places. Relator suggested to leave as-is.

Roof - older roof, probably only had a few years left. Relator suggested to leave as-is.

Chimneys - spalling on both chimneys, tuckpointing needed on both chimneys, the back chimney was an addition by a previous owner and is slightly pulling from the house. Estimate was $3,975 to fix both. Relator suggested to fix it prior to listing depending on fix price as it could get more expensive in the negotiating phase.

That would put us up to $12649 in repairs before listing, some of that was just bad luck (tree branch and septic aerator happening in the last month cost us nearly $3k).

Here's my real concern, if we fix the chimneys, they will find other things in the inspection and then we spend an additional $xxxx mount of money to fix those items. We are suddenly in the 5-6% of list price range in repairs.

Whereas, if we leave the chimneys, we could use that as the primary negotiation and get it fixed and leave some of those other minor items that end up coming up on an inspection. However, I don't want to scare buyers off with too much popping up on an inspection.

I feel like either way is a gamble, but wanted more insight from other minds. Thoughts?

We are moving into a new house and the main floor has lots of squeaks. I'm okay removing the carpet DIY, but the the hardwood/tile isn't worth the time and effort compared to how long we want to wait before moving in.

I don't have exact measurements but I'm guessing 6-800 sqft of hardwood/tile + squeaky subfloors underneath.

Any recommendations for companies that handle this? It's so hard to find from google with so much paid push my name to the top and so many of these "local" stores now owned by PE and charging and upselling you insane prices.

We are moving into a new place and the floor on the mainfloor is a mess, it has transitions between every room to different flooring and squeaks like crazy.

Carpet is easy enough to pull up, the 800-1000 sqft of hardwood and tile is a bit more of a challenege solo.

Finished basements, so no underneath access but I would like to fix all the squeaks prior to putting in our new floor.

Questions, can driving screws through the hardwood and then covering with LVP (don't worry it's builder grade newer hardwood from the last 20 years, otherwise I would be refinishing it), enough to fix it? Or should I really be replacing the entire subfloor (ripping out the wood/tile and plywood and replace)? Also if the screws work for the hardwood, is there any similar solution for tile? Lastly, if the best approach is remove both floorings, is it even a reasonable job to be done by a single person or is it a I'm going to hate life and wish I paid a couple grand to have someone do it job?

I just had a push notification come through multiple times about Sam's cash for a purchase at hurricane grill and wings.

Except I've never been there, closest one is 4 states away. I also have no pending charges or charges ever at that restaurant (every transaction ever on the card is at Sams). Just curious if that was an error blasted out to everyone or if I should be more concerned.

Is there anyway to have my media scanned and look for other files that have a smaller size?

I've been using tdarr to modify files upon download, occasionally you get some minor quality issues with it though.

Basically just looking for a sonaar/radarr method of just comparing current file size to other versions available and replace if a different one is smaller. Any solutions?

We are moving into a new house and wanted to do flooring before moving in. The plan was to do the upstairs carpet right away and we were debating on the first floor LVP right away as well.

The issue is we don't have the initial budget to do the kitchen cabinets right away.

My thought was to buy a couple extra boxes of LVP so that if the cabinets end up with a different footprint in a few years we have some matched flooring we can replace/add with.

Obviously cabinets first would be ideal, my question is moreso is this a bad idea? Should we just live with the first floor flooring until we can do that cabinets as well in one big job? Or if we go the buy some extra flooring route will we be fine?

We are in the market to sell our starter home built in the 60's. There are quiet a few major problems with it that would cost a fortune to address and the house is on the lower end of the market.

Sale price for comps is between $225-325k, 3 bed, 2 bath, 2200 sqft.

The house itself is built like a fortress. It's an all brick ranch, solid pour foundation, 2×8 sub floor, things you don't see on modern houses.

However, the major fixes are: basement leak between slab and wall (requires sump pump install) that would be $15k + demo some finished basements walls, black mold on some of the basement walls ($3k to tear them all out and put new ones up), driveway is in bad shape (25k for a new one, it's a long driveway), roof is at the end of it's life ($15k), septic motor just burned out (we are replacing this for $2k), hole in the yard where above ground pool used to be (we are filling this in $5k).

That's what we know of before even an inspection, we would be well over $60k to really get this place in decent shape.

My question is, are some of these items expected on older homes on the cheap side of the market? Or should we do all the fixes before selling? List as-is and give credits? This entire selling process is beyond stressful and depressing in a home that has been absolutely great to us.

How much money should you aim to have left each month after all spending and savings has been accounted for?

Obviously you want to build a buffer so if credit cards are high this month or an unexpected cost happens it's no big deal. You also want to have excess to treat yourself/ family, think Christmas, vacations, etc.

So what is the goal for excess budget monthly that is unaccounted for? After all bills, discretionary spending (food, clothes, random purchases, etc.), retirement savings, etc.

We've made a yearly tradition of picking black raspberries and every year it gets harder and harder to find them.

We live in Cincinnati but typically travel to Columbus area because there are more options up there, but we are open to anywhere!

We used to go to Stokes Berry Farm but they seem to have given up growing them after a few rough storm years. Then the last few years we went to Champaign Berry Farm and the early news from them is that storms took out a lot of their crop this year.

We find all kinds of places with raspberries, blackberries and strawberries, but black raspberries just seem so far and few between.

Any suggestions on good crop this year? We usually try to grab 10-20 pounds when we go.

First, thanks to this sub, we spent hours researching and most of that research came from here.

We've narrowed our search down to a single style, the Lenny Upgrade Pro, and even narrowed things down to the material we want, 100% cotton.

However, I can't find anywhere online what the difference is between the ones that say "my first carrier" vs the one's that do not?

They are the same material, same grade, same dimensions, same stitch, but the ones that say "my first carrier" are $20+ cheaper, so I feel like I'm missing something. Any one here know?

I recently discovered a BBQ sauce called Smoky Blacks made by locals that live on the west side of Cincinnati. It's fantastic and I highly recommend it others that like shopping local and/or just want solid BBQ sauce.

It got me thinking though, is there any other local food items that others recommend? Hoping to find more hidden gems beyond your standard can of Skyline.

Last night I had a dream that I've had over and over, and it's random, but keeps getting more clear with each iteration.

The dream starts when my wife and I, sometimes with friends and sometimes alone, travel to a random cabin in the woods, with a few neighbor cabins nearby. We meet all the neighbors and they all seem friendly and nice and then we go into our cabin for the night.

As soon as night falls a voice talks to us and says we are now in a game and need to find a way to escape. We quickly realize that there is a Bigfoot-like creature that is out to get us, if we try to leave the cabin at all in the middle of the night, it's game over.

So we wait til day, it is still not safe to leave the cabin, but it is possible to leave for quick bursts (less than a minute) during the day, so we try but realize all of our neighbors that we met are now NPCs, they do the exact same tasks everyday at the same time, and weirdly no longer will break character to interact with us like the first day before the game started.

So with no hello from neighbors, we look through our own house and find a set of clues that ultimately lead to figuring out how to escape. It is that we need to, and I know this sounds dumb but dream logic does it's thing, cook a sourdough bread.

So now we are trying to figure out how to gather all the ingredients needed to make a sourdough bread. The easiest is water, it's already in the cabin. The second one we found by completely unintended methods, was flour. One of the neighbor's cuts their grass everyday at the same time, we used our little time outside to run and turn the wheel on his mower towards our house, then ran back inside. He kept driving and boom, ran right into our cabin side flower patch and it cut the flowers into flour, more dream logic.

So that's as far as I've made it. I've had the dreams 4 times, over a several year span, and each time I find out another layer of where it's going. I also get to try several times in each dream, so the game starts my wife and I and sometimes others try new ideas to progress the story like a video game. Usually we fail and then the dream resets and we do it again. But on rare occasion, one of our new ideas/methods work. This usually adds one step to the puzzle of this dream and then I wake up.

Has anyone else had something like this? Recurring dreams that add additional details/layers each time you dream it?

I have a cloud flow I can't figure out, I create an approval and then have it go into parallel branching.

Branch 1 is wait for the approval, when approved it updates a variable from 0 to 1.

Branch 2 is do until loop woth a series of delay until's to send reminders about the approval (1 week before, day before and due date). The issue is that parallel branch only checks if the variable is 1 after waiting for all those delay untils.

How do I kill branch 2 as soon as the variable is changed to 1?

We've been house shopping recently and anything built in the last 5 years has what I've noticed builders are calling "super showers" and I can't wrap my head around why anyone would want them.

They are typically 36 inches wide with an additonal 12 inch bench, for a total width of 4 feet, that's great. However they are then 8 to 12 feet in length and only have a single shower nozzle.

Holy waste of space batman. Would you like a tub in your bathroom? Nah, let's just have 8 feet of unusable shower instead. The crazy part is that it cost several extra grand to have this installed over a stand alone shower and stand alone tub combo.

What am I missing?
