Hi all we own a fully equipped, drive-thru freestanding restaurant at 2408 S First St, Lufkin, TX 75904 and I'm open to a creative leasing arrangement for the right local operator — including a commissary kitchen, short-term license, or revenue-share deal.

The space:
• 2,600 SF freestanding building with drive-thru window
• Full commercial kitchen connections — hood, grease trap, gas, electrical
• Fully renovated dining room — seating for 40+
• Adjacent to Walmart Supercenter and Sam's Club
• 40,700+ VPD — Lufkin's busiest retail corridor

I'm open to:
• Monthly commissary kitchen license ($2,500–$3,500/month)
• Short-term pop-up lease (3–6 months)
• Revenue share arrangement for the right concept
