Items left behind…
My sweet doctor tenant has just vacated and our paths did not cross for the final walkthrough. I’m usually very relaxed about cleaning etc and hire help to turn it over that’s already included and agreed to.
Believe it or not, for the first time in years, my tenant has left behind a pantry, fridge, and freezer of food items. The freeze items will rot and smell, plus she filled all the bins already.
It’s beyond my trash capacity. What do I do? And how do I charge for what I need to do?
I consider myself super lucky this somehow hasn’t happened before!
New renters access?

I appreciate the different perspectives. I’ll see if I can add times in to my future leases. I’ve always had tenants confirm a move in appointment. I’m not available to pass the keys at all hours. I need to schedule 2 hours to let them in, explain details, and do a basic walkthrough. They have been pushy, and even tried to have access several days before their lease starts, despite me explaining it’s occupied multiple times (I did a video tour for them where they saw it’s totally occupied!)
I’ve been both a tenant and landlord for decades. Back to back tenancies always require flexibility. A vacant unit is a different story, I give early access in those cases.
These tenants are in their early 20’s and they apologized, saying they are just really excited.
I have new renters lined up for July 1st
My previous tenants are leaving June 30th
I need some hours to turn it all over between guests (I’m also a single mom and have kids to care for, plus my job!)
The new tenants are saying that July 1st access implies any time and they want to move in early in the day, morning time…
This is a first. I’ve always scheduled the key pass off and walk through to accommodate both parties. My lease doesn’t specify move in time.

I’m very surprised this wasn’t in the news.
I was walking to the crosswalk and it literally happened feet in front of me. If I was 15 seconds faster with walking, I would be dead.
I’m not some random rubbernecker
I want to know if the Tesla driver was arrested or simply walked away.
I know the men in the wrecked vehicle were able to get out with help, miraculously walk to the curb, sit down, and wait to be taken away in ambulance.
The scene was chaotic and the people in the Tesla literally walked away. I wasn’t in a position to chase them down and I’m horrified that it may have been a stolen vehicle and the actual driver was not arrested.
Wondering if anyone knows about the two car collision crash that happened Friday, May 22nd, near Jack London Square around 2pm.
It was two cars, one sped through the stop sign and smashed into a truck with two passengers.
Was the driver of the speeding Tesla arrested? Were the two passengers in the truck okay?

Just googled the company I’m interviewing with and found the 1 star yelp reviews describing rats, mice, mold, overflowing trash, and unresponsive management…
I need a job but maybe tho isn’t worth it.
I’m also concerned I could lose my RE License if I’m maintaining unsafe or uninhabitable living conditions for the owners bottom line.
My previous experience has been with responsive owners who maintain and improve their properties.
