Listing Photos: Occupied or Empty?

In anticipation of an upcoming sale of my elderly/deceased parents' home, is it better to have the listing with furniture staged or have the property empty? I know personalized items, photos and collectibles need to be packed up prior to the listing photos. The furniture is nicer and matches the scale of the property.

Also, there is someone living in the home presently (part of the home tenant), so showings need to be scheduled and cannot be ad hoc. What are the experiences with this situation?

The "part of the home tenant" has another place to live after sale, but is staying in the property to assist with onsite maintenance and management. The relationship with the tenant is very amicable and supportive, so eviction will not need to be considered.

Any thoughts or ideas are welcome.

SNF Room and Board Reported Rates vs Reality

For those who have paid the SNF Room and Board rates once your LO goes to LTC, are the rates the SNFs quote consistent with what you're actually paying? This would be for once they have exhausted their health insurance benefits and/or the Medicare SNF benefit and are no longer progressing on PT.

If I am being quoted $250/day will I ACTUALLY get a bill for $350/day because of laundry charges or some other miscellaneous fees, like Incontinence Supplies, or some other expense?

SNF with Humana Advantage/Hospice likely

Does anyone have any advice on using all of the SNF days with Humana Advantage plan (Part B/Medicare aged patient)? I've exhausted the 20 days with Medicare. The patient was on at home Hospice, but can no longer be independent at home fundamentally alone as the patient cannot transfer successfully and 'thinks' they can get up from bed and then fall. Psychology of patient is "I can still walk, watch." Cue Bambi on ice.

The SNF Social Services teams are indicating that Humana will not allow someone who cannot live alone utilize the rest of their SNF days (days 21-100) if they are not making progress in PT. Patient just started making PT progress after a medication change (increased furosemid to reduce edema), so breathing is significantly better. Strength is still pretty weak, unable to transfer.

What phrasing do I need to use with the SNF team to utilize the full 100 days of benefits with Humana?

TLDR: What phrase to use with SNF get full benefits on Humana Advantage plan? Yes, I know there is a co-pay.

Any suggestions? LTC is expensive, but y'all know that already. SMH.

Edit: Patient is almost 300 lbs and requires Hoyer lift for transfers due to weakness.

If you can't login to LinkedIn and need to submit a help ticket

I was caught in the infinite loop of Persona verification and had difficulty logging in to my LinkedIn account. In order to access their Contact Us feature, you need to log in, which I couldn't do.

I was able to submit a help desk ticket through a different account and they provided a link to their Contact Us help URL that does NOT require a LinkedIn login.

Enduris brand fence material substitution - White vinyl

Does anyone know a good substitution for Enduris fence material? If you didn't know, the company was bought out and the new company discontinued the line. I am looking for White Vinyl, 8' privacy panels circa 2016/2017 - Central Florida.

If you have this material to sell, please DM me. I need photos with dimensions and a firm price before I drive all over the state to purchase. Enduris top rails are 1 3/4" wide, 8' long and 7" high. Posts are 5" square, pickets are 6" wide. I am also looking for post caps. I'll need to disassemble a panel to get the rest of the dimensions on the pickets.

I have tree damage I am trying to fix without replacing the entire fence.

Vinyl is forever they say - the issue is, the fence manufacturer is not. SMH. 😭Any and all ideas are appreciated. Replacing the entire fence is just not feasible at this time.

Today, Thursday, May 7, 2026, over a year since I walked out and took DRP, my retirement was finalized, 219 days since official retirement, 371 days since DRP! 🎉🎉🎉

My package would be considered 'simple' IMHO. 1 marriage, FEHB with same insurance for 24 years (changed during open season 2025), no FEGLI, no military service, no part time service. All paperwork uploaded in ORA.

04/2025: DRP 2.0 signed/GRB submitted
05/2025: Admin Leave
07/15/2025: ORA initial submission
08/31/2025: ORA final submission (made some benefits election changes)
09/30/2025: VERA Retirement
01/07/2026: Paperwork uploaded to ORA by HR Specialist, including correct High 3, Correct Estimate
01/08/2026: Finalized ORA application - Moved to Step 3 - NFC to review
01/21/2026: TSP marked as Separated
02/02/2026: Annual Leave Payout (125 days after retirement)
02/21/2026: Per HR Rep - NFC assigned case to a retirement specialist
03/26/2026: Application left NFC and moved to OPM (77 days at NFC, 177 days after retirement)
03/28/2026: OPM Services Account available and setup
04/01/2026: First makeup Interim payment received (183 days after retirement, 6 days after receipt at OPM), Taxes withheld
05/01/2026: Second Interim payment received (213 days after retirement) No taxes withheld - made election on services online to NOT withhold taxes
05/07/2026: Retirement at OPM finalized. Total days at NFC: 77; Total days at OPM: 42 days; Have NOT received makeup payment yet. Edit: Received within 24 hours.
