Family of 3 Looking to Buy Near Katipunan or QC Circle — Is ₱3.5M Possible?

Hi everyone!

We're a family of 3 with one young daughter who currently attends a private school along Aurora Boulevard near Katipunan Avenue. We've really fallen in love with the community so we're hoping to eventually settle in the area.

We're looking for either:

  • A condo for sale, or
  • A very small lot/house

Our maximum budget is ₱3.5 million. We understand that's quite limited for the area, but we're wondering if there are older condos, foreclosed properties, or hidden gems that might fit our budget.

We're also open to places near Quezon City Circle if you think those would be a better option for a small family.

If you know of any developments, neighborhoods, or even Facebook groups or brokers we should check out, we'd really appreciate your recommendations.

Francesca Royale Condo

Hi everyone!

My husband and I are seriously considering buying a 2BR (37 sqm) unit in Tower 3 of Francesca Royale, Quezon City through Pag-IBIG, and we'd really appreciate honest feedback from current residents or anyone who has experience with the developer, AL-LA Integrated and Development Corporation (AIDC).

A bit about us:

  • Family of 3 (our daughter is 5 years old)
  • Planning to live there long-term
  • We chose it because it's close to my husband's workplace and near the future subway station.

We've already visited the property, and so far we noticed:

  • The common areas seem well-maintained.
  • The building was completed around 2017 although the entire space was in 2009, I think.
  • Tower 3 is one of the newer towers.
  • Association dues are around ₱40/sqm.
  • We didn't notice any obvious issues during our visit.

Before making such a big financial decision, we'd love to hear from people who actually live there.

Some questions:

  1. How has your experience been living in Francesca Royale, particularly in Tower 3?
  2. How responsive is the property management?
  3. Any recurring issues with water, elevators, parking, internet, or security?
  4. How is the community? Is it generally quiet and family-friendly?
  5. How is AIDC as a developer? Have they been good with after-sales support and maintenance? Title transfer?
  6. Has the value of units appreciated over the years, or has it been difficult to resell or rent out?
  7. If you could go back, would you still buy a unit there?

We're looking for honest feedback—the good, the bad, and everything in between. Any insights or advice would be greatly appreciated. Thank you!
