7 x 8 bathroom layout please help!!

2nd floor bathroom that will be used by 3 bedrooms. We are planning to change the door to open outwards to get some more clearance but can’t reasonably move any walls.

Goal: I would love to get the toilet out of the corner, and have a 2 sink vanity.

It just feels so cramped and I cannot figure out any good solution to it! The toilet is crammed into the far corner, directly in front of a tall window facing the street. I would prefer to keep a tub/shower combo but the only way I can get that to work is from a corner shower only unit.

Found under a layer of drywall and on top of the lath and plaster. Thinking sometime in the 1940s but can’t make out the manufacturer name. Anyone know?

Replacing lath and plaster with drywall?

Hi All,

Bought a house that has undergone a series of poorly done renovations over the last 120+ years. Have lathe and plaster that’s been covered with a layer of drywall. The drywall was poorly done with visible seams and cracks throughout. Doesn’t look like they used any tape or caulk either. It’s also filthy and not worth trying to patch it.

Underneath theres lath with no plaster in most areas, and crumbling/cracking plaster in others. No insulation behind the lathe. It’s just a black void with loose lathe bits.

I know that plaster is supposed to be more soundproof than regular drywall but I don’t think it’s really doing anything due to the condition of the walls. I’m thinking of ripping out all the poorly done drywall, damaged plaster, and the lathe to get the house down to the studs. Then add in insulation and properly done drywall. I’m hoping this will be much more soundproof as we are on a busy road.

The drywall they added is also in line with the trim and looks really off. Thinking if I replace down to studs there will be extra room in cavity to do insulation and 2x layers of drywall and still be below the trim

Any tips or advice?

ETA: The photos of the walls with the cracking seams are not the plaster walls, that’s the poorly done drywall covering the plaster. I’m not sure of the condition of the plaster under everything, but from the small sections that I have uncovered - it’s not in great condition and I have to imagine the drywall screws will have ruined the plaster when I do get under there so I’m trying to figure out my plan before I start.

Opening up kitchen and relocating bathroom. Any changes?

Purchased a historic home so the bathrooms are a bit wonky. Only bathroom on the first floor is currently accessed through a tiny corner door in the kitchen. (Photo 3) The space is pretty cramped. There’s also a low window facing the street in the bathroom so anyone driving by can see you getting out of the shower or sitting on the toilet. Going to knock down that wall and have a bigger kitchen. Thinking the low window would bring more light into the kitchen, and then a more private bathroom area.

Photo 5: Where I want to move the bathroom has a slanted ceiling going from 10’ down to 6’. I figure the shower bench and the toilet can be over there because you will sit over there so the lower ceiling won’t be a problem.

Photo 6 and 7: inside the closet, furnace has some open space around it and when we replace it if we turn it around there should be enough room to have a shower in the closet.

Any problems you’re seeing or any changes you’d make?

New bathroom area currently houses a weird closet space with the furnance on the left, and then a small window on the right. Not much room for any storage in the closet with how it’s situated, but a decent sized space not being used at all. Need to replace furnace anyways, and when doing that will flip it 180 degrees and open it from the kitchen so we can turn that space into a shower with a bench under the window.

Any problems you’re seeing or any changes you’d make?

My mom is terribly insecure and it just makes me sad

Hi All, 27F here. My mom’s close to her 70s and has been insecure her entire life. Growing up she would often complain about small appearance issues (she’s pretty) or how we are poor so people shouldn’t come over because it’s embarrassing (we aren’t that poor and the house was always clean and presentable) or her being unsuccessful (true because she was too shy to actually apply herself for the degree and certifications she earned but never actually tried to be employed in those jobs) and having no friends because she’s unlike able etc. She doesn’t have any friends but she is still married to my dad. She was always making sure we aren’t embarrassing ourselves in public by talking too loud or sometimes because everyone is definitely looking and watching and waiting to judge us.

Needless to say, growing up with that as the person who is guiding you through life and telling you how the world works…is not great for the self esteem of a child. Especially because she was so insecure that she would have a bit of a mean streak and tends to rub things in and make others feel bad to make herself feel better.

She was constantly pessimistic and saying it wasn’t worthwhile to try to get scholarships to college because I won’t get them or try to be friends with people who are doing better than me because they will just look down on me and make fun of me. She wants to be the big fish in the small pond but I’d rather be the small fish in the big pond and expand my horizons. We didn’t have many outside influences because my parents are both only children and there’s no extended family. So I thought that was how the world works but as I got older and more secure in myself and my abilities and personality… that is not my experience in the world. Of course there’s assholes out there and you need to be safe and not trust everyone, but in my experience people are usually nice and friendly and respectful if you treat them nicely too. I had to unlearn a lot of my insecurities and beliefs that I should strive for less and be happy with it because it won’t work out anyways.

Now that I’m older and when we interact I notice how she is always saying that she’s scared to call or text me because I’m so busy and working. I’ve never told her that and tell her to call me anytime and if I’m truly too busy I just won’t answer but that she has never bothered me when she calls. Or when I give her a hug she apologizes because she hugged me for too long when it was a quick hug and I still wanted a long hug from my mommy ): it happens all the time. And she’s getting older now so her mind is going a bit and further making her insecure if she forgets something or can’t recall something quickly.

She is lonely in retirement and I try to tell her to go out and meet people and join a club. She loves to garden so I suggested the master gardening classes but she doesn’t want to go because she assumes they are all wealthy snobs with fancy gardens and if they see her drive up to the class in her 2016 car then they will pick on her and not talk to her because she’s poor. She’s never met these people! It’s the same story with going to the rec center or old folks community center to meet people. They are all going to judge her and be mean to her.

She ghosted her only friend like 20 years ago because her friend told her that she wears granny panties and hasn’t made one friend since. My MIL is not very nice and when they interact my mom is so nice to her but my MIL is abrasive and doesn’t have any tact or care to come off as polite. They were both over this weekend and i caught my MIL and her son laughing at my mom because she complimented their skin tone and said she was jealous because she can’t tan and wishes she wasn’t getting sunburned. It was a compliment? Why wouldn’t they just say thank you?

TLDR: It just makes me so sad because I try to encourage her and be nice to her build up her confidence but she doesn’t seem to listen. She actually says she doesn’t care what anyone thinks of her and she has nothing to work on. The idea that she is going to pass away never knowing peace and security in herself is crushing me. She won’t get help, won’t go to therapy. I don’t think there’s anything I can do and I just would love to see her happy and confident and feeling good about herself.

Will removing bedrooms kill my resale value?

Bought a fixer that was apparently a rental. It’s listed as a 5 bed 2 bath home, but those “5 bedrooms” are just technicalities as they are using the utility room that has a closet, and the dining room with a closet, as bedrooms. Owner put doors on every room which makes the space feel very closed off. The closets they added just look off in the space and don’t work with how we intend to live in the house.

There’s only 3 true bedrooms, 4 if I wanted to make the office into a bedroom. I know removing bedrooms is technically a no-no, but I’m wondering how others feel about this layout?

Is this a Folk Victorian? Italianate? What would you change about the house?

Trying to settle the debate and want to remain true to the style as we renovate it.

Built sometime in 1880s by an Italian fishermen. Almost certainly vernacular. There’s absolutely no ornate detailing. Not sure if it just never existed or if it’s been removed. 10 ft ceilings and the windows are very tall. There’s a later addition added to the back. Folk Victorian looks like they have a steep pitch while our house is low pitched with a hipped roof. I’m thinking since the first owner was from Italy that he was somewhat inspired by Italianate style and we have a a poor man’s Italianate?

Thinking of adding some corbels around the perimeter , gingerbread trim around the porch, and window pediments on the side of the house but not sure if that would fit the style.

ALSO - Thoughts on the tree? Half of it is directly in the walkway so it needs to be removed….but then the other half is going to look unbalanced so should that be removed too? …. But then it’s going to feel very bare in the front? Second pic is how it looked 15 years ago before there was a tree there

Floors in my 1880s home

Can these be refinished? Seller torn out all the old carpet before putting on the market and this is what was under. They actually seem pretty thin… there’s some holes in the floor for same gas pipes that have since been removed…so now there’s just open holes that I can see into the crawl space below. And there’s so much weird white paint? Is this just the subfloor and isn’t even worth doing?

Can these floors be refinished?

Considering purchasing this property. Will get inspections but curious on initial thoughts from this community. Can’t tell if this floor is hardwood or subfloor. Also concerned about the wires from the outlets and the dark spots on the wall. Knob and tube? Mold? Also what is with different material near the ceiling fans? I think it’s just the electrician putting a ceiling fan and not matching it to the rest of the house but not sure. Thoughts? Anything I’m missing? Built in 1877.

It’s beautiful but the ENTIRE house is like this… the ceiling, floor, and walls all the same color. I don’t want to paint it, but I’m thinking of putting wallpaper over some of it?
