What Are the Red Flags When Buying Land in Colombo or near districts - Sinnakkara Oppu / සින්නක්කර ඔප්පු? How should I check the deed?

I’m planning to buy a land in Colombo or a nearby district, but I don’t have much knowledge about how to properly check and evaluate the land deed (Sinnakkara Oppu / සින්නක්කර ඔප්පු) before buying.

What exactly should I look for in the deed? How should a genuine/proper deed look, and what are the important details I should verify?

Also, what documents and information should I request from the seller before making any payment or signing an agreement?

Any advice from people who have experience buying land in Colombo or nearby areas would be really appreciated. Also, if there are any common issues or red flags I should be aware of, please let me know.

"100% off on labour" gold jewellery ads - what's actually the catch?

Has anyone else noticed how misleading these "100% off on labour charges" gold jewellery ads are?

I called around to a bunch of shops running this promotion, and almost every single one had a catch - it only applies to machine-cut items, "green tag" pieces, or limited/select stock. Basically none of the regular items you'd actually want are covered.

What's more frustrating is that even when you're doing a sell-and-buy exchange (trading in old gold for new), they're still charging labour on top. Isn't the whole point of these deals supposed to be that you save on making charges? If it only applies to a narrow set of items anyway, it barely feels like a real discount.

Has anyone actually gotten a good deal out of one of these promotions, or is it mostly bait to get people into the store? Would like to hear if others have run into the same runaround, and if there are any jewellers who are upfront about this instead of hiding it in the fine print.

Cheapest way to transfer money from Saudi Arabia to a USD PFCA account in Sri Lanka?

Hi everyone,

I'm looking for the most cost-effective way to transfer money from Saudi Arabia to my USD Personal Foreign Currency Account (PFCA) in Sri Lanka.

My priorities are:

  • Lowest transaction fees
  • Funds received in USD (without being converted to LKR)
  • Minimal intermediary bank charges
  • Good exchange rate (if currency conversion is involved)

I've tried international bank transfers, but the fees seem quite high. For example, transferring around 1,678 SAR costs me about 57.5 SAR in transfer fees, and there may also be intermediary bank deductions.

Has anyone found a cheaper method? Are services like Barq, Enjaz, STC Pay, urpay, Wise (if available), or any other platform better for sending directly to a USD PFCA in Sri Lanka?

I'd really appreciate hearing about your real-world experience, including:

  • Which service you use
  • Total fees paid
  • Any hidden/intermediary charges
  • Whether the money arrives in USD without conversion

Thanks in advance!
