We have guests coming over today! Two of my friend's kids are coming over today to spend the day with us. His eldest son is courting my eldest daughter. Lol.

My wife and her brother went on over drive mode. The entire 1st floor is clean and clutter free! My wife said since I had no choice, I had to get it done. Lol.

The trick for my wife is to save herself from complete embarrassment. Hey, whatever it takes to get the job done right?

After two months of slow progress, yesterday was a complete plow through moment.

I might have to invite people over every weekend! Lol

My wife and her brother are both hoaders and their work ethics is that of a donkey. So, seeing them working like that was like watching a miracle happen before my eyes. Lol.

They both have Peter Pan syndrome. Yesterday, Captain Hook won! That's me.

I played the classic game of chicken and I won!

Some days, Wendy Darling and the Lost Boys will win. That's my wife and her brother.

But some days, Captain Hook will win! That's me!

Be vigilant fellow Captain Hooks! The voice of reason and progress shall over come!

Hoarding is a chronic mental health issue.

You can hire someone to clean it out, you as the spouse/oartner can clean it out, but a hoarder is always going to hoard. It's the nature of a scorpion. Is it possible to turn into a level 1 hoader from a level 4, absolutely. But, it's also possible to go back into a level 4 from a level 1. There is no such thing as a cure. Blessed are the hoarder's spouses for their patience and grace which surpasses all common sense in this world.

If you are married to a hoarder, truely you deserve a Nobel Peace Prize, if you constantly purged the home countless times. You are a hero.

Hoarder's Husband Update 06/26

There is progress. Kitchen, family room, garage, den, and front porch are cleared out. Yes, she is slow as an elderly turtle, but there is progress.

Will she ever turn into a neat freak? Never. But, she might be a functional hoarder at least.

There is no 180 degree turn for a true hoarder. It doesn't exist. But, there are a few battles won along the way that can prevent any major health or safety issues with some level of normalcy.

A true hoarder has a mental disease like a person that is autistic or someone with down syndrome. No way to change them. Impossible but with some daily activities, you may get some level of living normally.

The 1st week is the hardest.

It's all downhill from there.

Don't relapse if you make it passed the 1st week. The cold sweats, foggy mind, irritability, vivid dreams, etc all dramatically decreases after the first 7 days.

The best method to quit is to throw it all away. Then, use a maximum of 3 or 4 nicotine gum in the first week. 2 pieces on the 1st day. Then 1 piece on day 2. Then 1 piece around day 3 or 4. Then, that's it. After after 7 days, most of the nicotine is flushed out of your system. After two weeks, it's all gone.

After 10 years of smoking and 20 years of vaping, this is how I quit.

Quitting vaping is not a big deal.

The bigger you make it in your head, the harder it will be to quit.

If you want to quit, just quit. Throw it all away and dump it. Remain calm and collected.

After a few weeks, no big deal. Just move on with your life.

Cold Turkey is the way. Throw it all away. All the old vapes, packaging, etc. Adios amigos.

Remember after a few minutes it usually goes away.

Use salt and sugar as substitutes, not nicotine gum or something else. Cold Turkey is the way.

DOJ opens 15 civil rights probes into medical school admissions

Curious to see where this goes.

I believe everyone should be given a fair chance in life but that's not always the case.

What we really need are more medical schools and to drive down costs for students. More residency programs. And, existing SOMs to expand their programs. Imagine if every school expanded their program by 20%. That's a win for everyone. Imagine being allowed to intern at a private practice. Then, get board certified. Imagine any MD with 10 years of experience being allowed to train a resident. Each resident should undergo X amount of hours under these specific types of training to develop certain types of skills at a minimum level of proficiency. Supervisor is responsible to sign off with it with some form of liability. It can be done. It's such a simple problem to solve, yet the system doesn't allow it. Gatekeepers? I think the system is at fault. Change the system, that's where true impact is possible.

More schools like Charles Drew, Alice Walton, UC Merced, etc.

Imagine wanting to practice at a religious based practice overseas at an underserved community. Or, help your local community back home with good ol Doctor Smith in a rural setting. If you are queer, you might want to help the queer community with a queer MD/DO. FGLI? What if a FGLI physician trained you through an internship program at the hospital. Who am I? I'm just a simple guy. A little business orientated with not much education but the problem seems quite easy to fix. It's the students and existing physicians that should be advocating for the change. Why isn't a MD or DO with 10 years of experience that is in good standing with the state training the next gen of physicians? Doesn't make sense. If a father or mother that is a MD with a private practice wants to leave a practice to their son or daughter, why can't he or she train their son or daughter?

I urge all medical scholars to debate the system in their universities. Start there. Raise awareness. It's okay to ask why not?

Is my daughter doing okay?

Next semester, she is trying to start research and clinical.

Her friends that went to UCLA seems to be cruising it with 4.0s. Which one was a better route? Does Adcoms look at rigor or just gpa? I have a feeling she will have all the ecs built up by end of senior year. Better to finish with a 3.8 at a well known, pre med program or a 3.9 to 4.0 at a UC? My daughter is quite ambitious with around 35 units per year plus all the ecs. I know it's insane but there are kids doing 40 units a year. Insanity. I feel bad for all pre meds. You all really work too much.

Back sliding / Update : Hoarder's Husband

This is the 2nd week of the wife and brother team duo. They were trying to continue the path of cleaning out a house. House #2 in my prior post.

Monday = Holiday; no work

Tuesday = Brother in law said he has gout. Didn't show up.

Wednesday = Minimal progress made. Sick turtle's pace. Told him that he start learning some office admin work instead of doing any type of physical work when he has gout. He can sit in a chair and work off the computer.

Thursday = Brother in law didn't show up. Wife is tinkering away at a 🐢 's pace.

I am trying to stay calm. That's all I can do now. I have to work on my business.

Back slides will happen. 100% as expected. Old habits are hard to change.

I will update later.

Gout notes: Self sabatoge is suspected. A week ago he asked so what if I have gout? Then, boom. He has gout. Lol. What a guy.

In my particular case, I am linking hoardism disorder with Peter Pan disorder. Goes hand in hand for me. Responsibilities are unknown to them. Completely clueless about responsibilities.

Liquidity

For someone in their early 50s with two kids in college, how much liquid cash should I have?

Household expenses is about 100k a year. Taxes, insurances, utilities, gas, food, tuition, housing for everyone, etc.

100k?

I am worried about job loss, etc. You know the type of things going on in this world lately.

Right now I have less than 10k. But, if I sell a car and save for a few months I can get to 100k by like a year. I have a car that is worth 45k that I don't use. Like a classic car that I don't mind letting go. I will never find one like it again but it's just a car.

The purpose is to reduce stress in case shxt hits the fan with a job loss, major house or car repair, etc. Something that will buy me a year's time to restructure, move, etc. This way I won't be desperate and make dumb decisions.

House is paid off. No credit card debt. Too young to take out money from IRA or social security. I pay for my kids college tuition and expenses out of pocket. Job loss is zero severance. I am a 1099 contractor. Single income household. If it's a miracle that I keep my current position for 9 or 10 years, my kids will have zero college debt or any other kinds of debt. Then, I can retire. Wife and I spend the bare minimum to keep things going in it's current state. If I make it till 60 or so by keeping my job, I am able to retire. So sell the car right? 100k is where I need to be at? 50k is too low. If I loose my job, I won't be able to collect unemployment so I figure I can start a ghost kitchen business and do a side hustle gig and advertise on Tiktoc. 100 plates a day will net about $900 a day in profit. Thursday to Saturday. Enough to keep going.

First 3.6 Appraisal Completed

These are my final thoughts on completing my first 3.6 assignment.

Inspection

  1. Sketch = Graph paper. I recommend sketching porch, patios, etc. If you add a porch or patio, the form asks for the sf.

  2. Measure ceiling heights.

  3. Measure how many feet of stairs there are to the bottom of the door/entrance.

  4. Take more photos. Each direction of streets, subject sides, features, repairs needed, any deficiencies, power lines, water storage tanks, common areas, etc. All of it. Report has places where you can insert the photos.

How much time did I loose on the inspection vs what I normally do? 5 minutes tops.

Report writing. Alamode

6 hours spent. This is four more hours than my typical write up.

  1. Way more detailed than the old forms.

  2. Feels like I am writing it on a word processor. Completely bare bones right now. Zero features.

  3. Just play around with it. You need to just go through it yourself to figure things out.

  4. Remember on the right side, you can add new sections.

  5. Run E&0 before you send it out. Also, it's kindav buggy.

I recommend spending two hours at a time on it. Come back to it and do it again. This will help you to self learn.

Recommended Fee: $700 minimum. $200 to $300 over your base fee. I think that's reasonable.

Over time as Alamode upgrades their system to be able to use features such as cloning, move comps around, import data, etc I still see a minimum of 1 to 2 hours over your normal time to write one of these up. The marketing section will require more work for sure. I recommend FARM lists for data support. Use 3rd party sources if you can. MLS graphs of median sales range over prior 12 months, dom, etc will help. Add more support for methods of adjustments such as peer, gam, paired sales, etc. If you want to give a super high quality report with massive support, you can do it on 3.6. Basically there is a way to litterally add it all in there. Sales contracts, marketing trend support, adjustment methodology and support, etc. All of it. You can litterally include your entire work file in there if you wanted to. It would probably take like 2 hours to do on top. My suggestion is get it to where you are comfortable with it and stop or you can waste massive hours over doing it. Why add the entire sales contract if you don't need to. Just add the signed counter offer.

Update: Hoarder's Husband

Well things are going well. We are working as a team. My wife, brother in law, and I.

We spent the day cleaning furniture at house 2. My brother in law said this was the first time anyone cleaned the furniture for over 20 years. We cleaned it with toothbrushes and rags. Antique furniture. Things that I promised to keep and restore. Stuff that reminds them of their dad and childhood.

House 1 - House wife and I live at. 10% is done. 90% left to clean, organize, etc.

Kitchen is completely organized and cleaned. Zero fights today but there was one fight Thursday night when I told her that the kitchen needed to be done by Friday. She got it done with my brother in law yesterday. Everyone is happy so far.

House 2 - House under a full remodel. Kitchen and AC system are left. Everything else is done. 700k spent so far. 30k alone in trash haul away. 90% done.

We still need to finish the remodeling of the kitchen within the next few months but the other house is starting to look really good. I need to do a lot of hand holding and encouraging but it's working out.

I am thinking over the next 12 months, better habits will be learned.

Next week, my wife and brother in law will be starting to clean/organize other parts of house that my wife and I are living in. House 1.

I run my business 5 days a week, M to F. Saturday spent at House 2 for construction. Sunday is chill day for everyone but I tend to work like 2 to 3 hours.

Side notes. I bought my wife ice cream afterwards. She was like a 10 year old, little girl...happy. lol. Funny to me. When I left house 2, my brother in law shaked my hand. He was happy to see the transformation of his bedroom. From dungy dungeon to modern minimalistic theme coming together.

When both houses are at 100%/100% I know things are going well. That's when, I will be moving to house 2 with my wife. That means everyone is in line and has roles and responsibilities. As long as I keep pushing, things will be okay when I'm around. So far we are at 50% of our goal, but the first 50% is the hardest. I think it's all downhill from here. And, it's our 25th anniversary tomorrow. I love my wife. I would still marry her all over again.

UAD 3.6 - My first assignment.

Hey fellas. My first assignment is coming through right now. A purchase.

Once I finish it and it passes QC, I will write a follow up post for the old school appraisers. List of extra things to look out for on an inspection and tips on the write up for Alamode users.

Notes

  1. Pre type for like an hour. Helps to figure things out. Measure ceiling heights. Steps to inside the house. Take more photos for notes.
  2. Inspection - Same time spent as normal inspection. I just shot more photos. Both street directions, side of subject, appliances, photos of updates, etc.
  3. I will figure out the type up later tomorrow. Estimating about 2 to 3 hours to complete it.
  4. I was wrong. The type up is a major pain. I am already two hours in total. I think I will need about 2 more hours to complete. Mayby 3 more hours. That will bring the type up part to about 5 hours.

Thoughts

  1. Delay taking 3.6 orders. You will loose money unless you can charge 1k per assignment. Minimum fee should be around $800.

Crap assignments

Is it just me or am I just seeing more crap files coming through? High purchase assignments, oddball properties, fha refinances with no equity, etc. The only thing holding me up right now are new construction assignments.

Half the refis completed in the past few weeks came with ROVs.

Hoarding Issues getting resolved.

This is part 2 of the getting the problem resolved. Part 2 of the Hoarder's husband. How I fixed it.

I explained to them what our goals are and what we need to do to get there.

A miracle happened today. My brother in law and wife agreed. They are starting to clear out another house right now by themselves. Zero fighting. Zero yelling. They both agreed.

See it can work. There is a light at the end of the tunnel. I set a very non confrontational meeting and a plan and it's working out.

Once they see results, they understand more. All hoarders want to change. All you need to do is show them the light. It will be dark for a long time but it's possible.

If you stop believing, so will they. Someone needs to keep believing.

Will they make mistakes down the road? Absolutely. But, keep pushing. Explain to them things needs to get done. Be calm when they come with the right attitude.

But, you need to go to war. Create a crisis. Then, peace can be resolved once they see the light.

Hoarding comes from emotional scaring. I am healing a mother that didn't emotionally nuture, divorced parents, even a death of the father figure. It's possible. Just keep pushing till you win. 💪

If you do it for the right motives, it will work out.

A junkie without their drugs will go into withdrawal. Create the withdrawal. If they don't die, they might be healed.

My life as a hoarder's husband. How I fixed it.

This is soley based on my own personal experience. My opinions are my opinions. It's very aggressive but it was my only solution left to fix it.

  1. Don't think that the problem is just going to solve itself. If you don't understand this, you will never get to the next stage.

  2. You have to be able to take things to the fight or flight crisis moments with the hoarder. Yes, he or she will go crazy. Throw tantrums, yell, etc. It is what it is.

  3. Make a plan. Set time frames. Warn the hoarder that there is a time period when the project will start.

  4. Hire help plus call around local dumping bin companies to arrange the best prices on dumpsters. Hire day laborers.

  5. Set it into action. Organize the funds.

  6. Go into I don't give a fuck mode on the day. You have to take it to that level. Be strong. Direct the help with starting at one pile. Just throw it all away. I mean everything.

  7. Lock up the bins with locks. Call the dumpster company and keep repeating the process until it's all gone.

It's this simple fellas. You can do it. But beware. You have to do it again later. It will never end. Lol.
