landlord texting me ring cam screenshots of my boyfriend??

i've been renting this place for like 6 months and my bf stays over maybe 2-3 nights a week. he literally has his own apartment and lease elsewhere. yesterday my landlord randomly texts me a screenshot from the driveway ring camera of my bfs car and says unauthorized tenants aren't allowed.

he claims guests can only stay 14 days max a year and is now trying to force me to add him to the lease and raise my rent. is this even legal?? i feel so violated that hes constantly watching the cameras like this. what do i even reply to him?

This Zillow renting says it takes 5 years for buying to beat renting in Vegas

Five years is actually crazy to me. I feel like I can barely plan five months ahead right now with how expensive everything is: groceries, insurance, clothes. My auto repair bill was insane. I’m like fine renting right now. I don't know, maybe I'll revisit when gas isn’t $5 a gallon.

Can young Atlantans still afford to buy a home?

So the Smyrna success story here is a couple in their early 30s bought an 1,100 sq ft house for $465k using a crypto windfall, put 3% down, pay ADDITIONAL private mortgage insurance every month, and locked in a mortgage just under 6%.

Not trying to be cynical, but if that's the optimistic example, I think I'll keep renting.

fighting with my wife about buying vs renting am i wrong?

me and my wife are literally arguing every day about this now smh. she is dead set on buying a house right now cuz she thinks renting is just throwing money away. but the market is so cooked right now and everything is way too expensive.

if we buy now our mortgage will take up like half our income and we will have zero savings left. i told her we should just rent a cheaper place for a bit and wait until we can actually afford it comfortably but she thinks if we wait we will get priced out forever. anyone else went through this?? how do i convince her to wait lol because the financial stress is already killing me

Newly Passed Housing Bill Throws Lifeline to Home Builders

Saw this update to the housing bill. Unfortunately, WSJ articles are paywalled, so here’s a quick rundown: The House passed an updated version of the housing bill yesterday. The 7-year requirement to sell newly built rental homes is out. That provision had effectively frozen new single-family rental construction for weeks since the Senate version passed.

The institutional investor purchase ban on single-family homes is still in, and the language reverted to the stricter Senate version after last-minute negotiations. The White House is now also pushing this version. The Bill also includes faster permitting and some manufactured housing deregulation.

valet trash is the biggest scam ever

my apartment forces us to pay $30 a month for valet trash even tho the dumpster is literally a 30 second walk from my door. last night the valet guy didnt even show up to pick up my garbage. left the bin out because i was asleep n woke up today to a text from management saying im getting a $50 fine for leaving my bin out past 9am lol. so im paying a mandatory fee for a service they skipped just so they can fine me extra money for it. corporate landlords are literal parasites cant wait for my lease to end

NYT: We need to build more housing

It’s behind a paywall, so TL;DR: This New York Times editorial board piece argues that the US housing crisis is driven primarily by a simple imbalance: not enough homes are being built relative to population and demand.

It explains that in the mid-to-late 20th century, housing production roughly kept pace with population growth, which helped keep homes relatively affordable for young buyers. Over time, however, construction slowed significantly even as demand continued to rise, especially in economically strong metro areas.

The result has been rising home prices and rents, particularly in major cities where jobs and opportunity are concentrated. The article argues this is not just a market fluctuation but a structural issue rooted in local land use rules.

Key points:

  • Housing prices have risen largely because supply has not kept up with demand
  • Strict zoning rules, especially limits on multifamily housing, restrict new construction
  • Permitting delays and regulatory requirements further slow development and raise costs
  • High-cost cities tend to have the most restrictive building environments
  • Cities that build more aggressively, such as Austin, tend to see better affordability outcomes over time
  • Increasing supply, including apartments and denser housing, is presented as the most effective long-term solution

The piece also argues that easing zoning restrictions and streamlining approvals could reduce costs and improve access to housing near job centers, helping mobility, affordability, and economic growth.

Buddy of mine in Phoenix just got laid off from a builder doing build-to-rent projects. Not because demand disappeared, but because financing froze while Congress argues over housing bills.

So now projects are getting paused, and people are losing jobs… while we’re supposedly trying to fix the housing shortage.

Make it make sense.

landlord is demanding i buy a brand new fridge because his 15 year old one finally died

the fridge that came with my apartment completely stopped working this weekend and all my groceries went bad. i texted my landlord to get it fixed and he said appliances are the tenants responsibility and told me to just buy a new one out of pocket.

the fridge is literally from like 2008 lol. my lease specifically checks the box that says the landlord provides the refrigerator. i pointed this out and he actually replied yeah i provided it, now u have to replace it since u broke it, i didn't break it, the thing just died of old age tbh.

im definitely not buying this guy a free fridge. do i just withhold rent until he buys one? or do i buy a cheap used one and take it with me when i move out? so stressed right now.

rent went up $150 but they also snuck in a new clause. any time i need maintenance, i have to pay a non-refundable $75 dispatch fee just for them to send someone out. the manager literally told me it’s to encourage tenants to handle minor repairs themselves.

im paying u thousands a month and u want me to do ur plumbing too? literal parasites tbh.

my complex just sent out renewals with another $250 increase. they call this place luxury living on the website but the gym has had 2 broken treadmills since 2022 and the pool is green half the time.

i dont get how they can justify market rate increases when the gate has been stuck open for months and there's trash overflowing in the mailroom every weekend. they spend more money on flashy signs to attract new tenants than actually fixing stuff for the people who already live here.

literally just paying more money for a worse experience every single year lol. the math isnt mathing anymore tbh.

just closed on my first house a few weeks ago. the hoa president saw me working on my laptop on my patio and asked what i do. told him i work from home full time.

today i got a warning letter saying i need to pay a $50 monthly fee for running a home business. i literally just answer emails for a company, no clients ever come to my house. is this normal or are they just trying to scam me? feeling so much buyers remorse right now tbh.

the bank says i cant afford a $1500 monthly mortgage so i guess ill just have to keep paying $2200 a month in rent instead. make it make sense. im literally buying a whole entire house, it’s just not mine. paying someone else's mortgage because the system thinks im too poor to pay my own is wild.
