2016 Ford Edge for $14k CAd a good buy?

Considering a 2016 Ford Edge Titanium V6 AWD ($14k, 135k km, 1-owner, clean Carfax) for a 4–5 year city commuter. My hard ceiling is $15k under 150k km. Carfax notes a PCM reprogram at 122k, steering wheel swap at 81k, and an axle seal/shifter bushing at 71k. Is this 3.5L V6 reliable long-term, and what specific mechanical issues should I inspect during a test drive?

RESP Underperforming After 5 Years – Should I Transfer to Wealthsimple?

When I started contributing to my RESP in 2022, I wasn't aware of the potential drawbacks of investing through a bank's financial advisor. My advisor placed the funds into the RBC Education Fund 2030. After nearly five years of regular contributions, I've seen very little growth in the account's value.

I'm now considering selling the investment and transferring the RESP to Wealthsimple, where I can manage it myself. My investment horizon is about 5–6 years, as my child will turn 13 this winter and will likely start accessing the funds in the future for university.

I'm looking for suggestions on suitable investment options for this time frame. I also plan to continue contributing $200 per month to the RESP on a recurring basis. Any recommendations would be greatly appreciated.

Help with Vegetable garden

For the first time my kid Planted Spinach and sweet red pepper plant in the garden and was very excited to see ot growing. Were growing healthy till now but suddenly start looking like this. He is very upset. Anything I can do to save them?

Bike maintenance advise

Hi, I am new to maintaining bike myself at home for new to me Trek Domane road bike purchased from FB.

It's pretty dusty as seen. Looking for suggestions to clean this along with front , rear derailer without damaging any internal bearings.

What product I can use and any easy to follow videos that I can refer? I do not have bike repair stand.

Mortgage Renewal - TD vs RBC?

Hi, my 3 yr fixed insured mortgage with TD is coming up for renewal. Getting below offers from lenders on renewal for 5 yr Variable ( looking to sell in 2-3 year mark)

Mortgage $335,000 ( insured)

TD - 3.64 (Prime 4.6-0.96)

RBC - 3.45 + Transfer cost covered + $1000 cashback (Prime -1.0)

Servus - 3.5 + Transfer cost covered (Prime - 0.95)

When checking online mortgage calculator from TD and RBC , TD seems to have little advantage even though there rate is bit higher.

Is there any real benefit in switching lenders ( TD to others)? Am missing any hidden caveats?
