House survey with costs

Hi all.

Looking at 2 surveyors for level 3 survey for house purchase.

One is offering estimate of costs aswell for extra £150. Do you think this is useful in negotiation.

If I need to ask the seller to reduce price due to some of the finding could they ask for copy of survey.

Anyone know how I can download Amazon flex on old android

Doesn't seem compatible with my old android device. Haven't done flex for a few years, but now in need of some more money.

I remember before I could download a apk and it would work. Now they have released a updated app since I last used a few years ago and there doesn't seem to be any apk.

Thanks

Mixing engine oils on a old run around, does it really matter

Just doing a oil and filter service on my old run around ( Merc c class w203 (2006). Just realised it needs about 5.5litres of oil. I've got 5 litres of Triple QX Fully Syn 5w 40, so I'm short about 0.5litre.

Tbh Can't be arsed to go shops in this heat. I've got about a litre of some triple qx 5w 30 in storage, does it really matter if I mix 0.5 litres in considering it's just a run around car

Consent to let experience NatWest and santander

How easy has it been to do a consent to let with either. What has the process been like. Have they asked for lots of documentation and proof, jumping through hurdles

Would you recommend one over the other

Will my broker pass on my personal situation to my lender

Hi all,

In the process of doing a mortgage, I'm in a position where I may need to do a consent to let very quickly 3/4 months as will be relocated for work.

I've told this reason to the broker who is handling the application and said this should be fine, but I'm wondering if as part of the process the broker relays this information to the lender and has this recorded down officially

The reason I say this is just in the instance the lender does end up rejecting the consent when it comes to the time to do this, would I have any recourse in saying the broker said it will be fine.

Regards

Live in landlords. What is demand likefor lodgers in greater London area?

As per title, looking to make some extra cash as I'm not home about 50 percent of the time due to work so wouldn't really bother me.

what has been you experience finding lodgers to rent a room spare room to, has it been difficult to find someone suitable or is there a good demand?

For reference I live alone, I'm in greater London in a fairly large property, I have 2 empty bedrooms, 8 minutes walk to train station with trains into central London in 25minutes

thanks

Does this need changing

Looking to buy a house. This is the electric meter, is this suitable or does it need changing out for something newer?

As you can probably tell, haven't got a clue.

Help on childcare for september baby

Hi All, few question on childcare got me in a twist.

im having my first child in september 2026 and will be on 12 month maternity leave (9 months paid, 3 months unpaid)

im finding it difficult to determine when is the best time to start maternity with annual leave along with childcare

earlist term time for my baby will be 1st september 2027 for childcare

my questions are;

  1. if I return to work partway through september, for example 24th september am i still eligible to receive the funded hours for the september term time, or will i need to wait for the next term?

  2. my last 3 months of maternity are unpaid, can i apply free childcare (september term) when im on unpaid maternity leave

  3. do nurserys typically allow you to start partway through september eg, 24th sept, or must they start 1st september in line with the term time.

Unsupportive manager in probationary period

Hello posting on behalf of sister.

She started a new financial role and has been on probationary for the last 5 months.

She has been happily working through the role learning the systems (she's familiar with financial processes) as it is a new sector (housing) she hasn't had experience in (which the company was well aware of in advance), but for the most part she has said the work hasn't been too difficult.

However the difficulty has been getting support from her manager in terms of improvement in her role(this is intermediate level role, where although the core skills of finance should already be known and she hasn't had any problems with, the systems used would be new to someone not in the sector ). When she has made mistakes (not regularly) as she was not familiar with their systems, she has asked her manager to explain how to do it correctly on their systems, her manager blows this off and just says she doesn't have time to explain and just does it on her own.

This has led to a repetitive cycle of any mistakes being made not being addressed as the manager is not willing to support Even after my sister has raised to her manager multiple times this isn't helping her learn the system

Throughout the process she's been getting concerned with not being adequately trained in the organisations process as she's aware she's on probation so again verbally raised with the manager who assured her it will be fine, mistakes happen and expected and she'll pass probation and given no signs of concern. Upto now she thought she had good relationship with the manager and organisation.

Then randomly this week she receives a call from HR saying they want to discuss her performance. She asks her manager what it's about as she's completely been blindsided and the manager pretty much blows her off with a half answer and logs off.

She had the meeting this morning, which turned into a very heated discussion and now is basically in tears, the manager completely flipped telling her shell never be suitable for the job, demeaning her saying the junior staff could probably do it quicker, making snide comments, lauging and want to sack her saying she can't do the job, her counter is she can't do the job if the manager is not adequately willing to provide any training on the system even though it's a requirement and has been unsupported this entire time

She's waiting to find out tomorrow what will happen, but HR basically have said decision lies with manager which seems incredibly unfair, which I'm guessing will almost definitely be termination.

I suspect the manager is under pressure from seniors and is using my sister as a scapegoat....

Seems very unfair. Is there any kind of recourse?

Thanks all
