Would you pay $1300 more to live alone?

Currently in a Single Family Home in San Francisco with 2 roommates. I pay $1700 (with utilities) for a huge room. Has parking, laundry, dishwasher, ocean view from room. I share a bathroom but its not a problem. I am content here but would rather live alone.

I am almost 40. I make 120k a year. A friend is moving out of an apt and I can get in for $3000.

I take home about 6300 a month and have a good savings/investment account (200k). My car is paid off. The only thing I pay other than rent is car insurance and gym which is $160 a month.

I wanna live alone but not sure it is worth the extra $1300 a month / $15,600 a year.

The rental market in SF is super competitive right now and rents are high, this would be a way to get in to a place thats not too expensive (for SF standards)

The apartment is rent controlled, 3 min from work, on top floor, has a balcony with a decent view and has garage parking. Coin laundry in garage and also dishwasher. Not a big, modern or nice apartment, but not shabby at all. About 650 square feet.

Is it worth the price increase to move alone?

I take home about 6200 a month and have a good savings/investment account. My car is paid off. The only thing I pay other than rent and utilities is car insurance and gym which is $160 a month.

I wanna live alone but not sure it is worth the extra $1500 a month / $18,000 a year.

I know the market is super competitive right now and rents are high, this would be a way to get in to a place thats not too expensive without the hassle of having to find a place in a competitive market.

Please tell me what I should do lol.

EDIT: The prices included are accounting for utilities. The apt i would get is rent controlled. My room in sunset has an ocean view, but the apt has a deck with view of the Bay and half of Downtown. The apt also has garage parking which is an upgrade from the driveway parking I have. It is also top floor on corner, and room is in back, so its quiet.

To move or not to move?

I currently rent a room in a house in inner sunset for $1540. It’s a big room. Parking, view, laundry, nice area.

However, I have two Roomates and wanna live alone. (I’m almost 40)

As an sfusd employee, I ranked well in the lottery in a new teacher housing project at 750 golden state (near civic center). link I could potentially get a 600 square feet for $2500 and be the first one to live in the unit starting October or November

Seems like a no brainer, right? However, BIG problem is, it has no parking! I believe parking garages are about $400 a month in that area. For street parking, I can’t imagine getting home after a long day and spending 20 min to find parking or not finding at all. I am not willing to give up car as I do weekend trips to Sonoma, Santa Cruz, etc.

I feel like this is my only and last opportunity to get an apt on my own for affordable price. However, im not a big fan of that area where the apt is and no parking is a huge turn off.

My Roomates aren’t bad and mostly are drama free, just would love to have my Own place for once. $2500 for a one bd these days is a steal. What would you do?
