Heat Pump Water Heaters

Our water heater is on its last legs. I intend to replace it with a heat pump water heater. Looking at Lowe's and Home Depot, it looks like I only have a few choices:

The NYT Wirecutter suggests the Rheem ProTerra, so I'm inclined to just go with that. It also has the best reviews. The reviews for the A.O. Smith models are abysmal. But I'm open to suggestions for other models.

I also plan to install this myself (with the help of my teenage son to move these heavy units). Is there anything I need to be aware of, or is it pretty much the same as installing a regular water heater? I've only installed gas ones in the past, but I'm comfortable enough to wire the electric.

Line of Credit Backed By Multiple Properties

This might be a little complicated, so please bear with me.  The product I'm looking for might not even exist. But if it does, but I'm hoping someone can at least help me with the right terminology and maybe even point me in the right direction.

We own 6 rental properties.  We have a mortgage one one of the properties and we used HELOC on our primary residence to buy one of the other properties.  The others we own outright.  If you count the HELOC, the current LTV on the rental properties is 30%. Pretty low.

Is it possible to get a line of credit backed by ALL of our rental properties?  I'd essentially like to pool them all together and borrow against the pool, kind of like a portfolio loan.  Assuming we can borrow 80% of the value of the properties (which is kind of a guess), that would leave 50% of our equity available to pursue other properties.

So then, let's say we go to buy another property.  We draw from the line of credit to make the purchase so we can offer cash.  Then add the new property to our existing portfolio.  Our LTV increases and the available credit decreases.  And we're free to pursue more properties.

Does such a product exist?  If it does, what would it be called?  And what kind of banks/lenders would offer it?

Getting to Nationals Park

I'm going to tonight's game at 6:45. What's the best way to get there from Fair Lakes? Here are my thoughts thus far:

  1. Drive the whole way and use Park Whiz or Spot Hero to get parking. Decently expensive and will probably be stuck in miserable traffic.
  2. Drive to Anacostia, park there, take the Metro to the park. Much less expensive, but also involves tons of traffic.
  3. Drive to Vienna Metro Station, park there, take metro the rest of the way. Also pretty inexpensive. Might take a while, but no traffic headaches.

Definitely leaning towards #3, but open to other suggestions.

Venture X for College Kid

Our son is 19 and he's in college. He travels a little, both with us and on his own. He's an authorized user on our Venture X, but with the recent changes, he no longer has lounge access. In addition, his Global Entry is going to expire next year. So I was thinking it would be REALLY nice if he could get his own Venture X. Is that even in the realm of possibility? He's has zero income and very little credit history. I'd be willing to cosign, if that's a thing. Or is there a better alternative for him?

Blast from the Past

Was doing some spring cleaning today and came across a short ethernet cable. I figured it would be perfect for my home office, where I have 4 things plugged into a switch with very short runs. Not well-suited for the uplink though... 😛

I'm just shocked I have one of these. It must be quite old. I can't imagine anyone has made 2-pair cables in a while. Ended up using it for the printer, which is only 100 mbps anyway.

3D Printing at Fairfax County Libraries

I've been looking for a wall mount for my eero mesh wifi system. It's a couple generations old so it's not easy to find a mount for it. But while I was searching, I came across free plans for a 3D printer. I don't have a 3D printer, but I figured someone out there might be willing to print it for me for a nominal fee.

Turns out Fairfax County Libraries have 3D printers at about 20 locations. And it's 100% free for members. All you have to do is fill out a form and send them the file and they will print it for you. At least that's what they say. I did it today. I'll report back later with results.

Downstairs AC Not Working

I just went downstairs and noticed that it's noticeably warmer. The blower is running but it's not blowing cold air. So I went outside to see if the outdoor unit is running and it is not. What are some simple things I should check before calling an HVAC tech? I've already checked the breaker, the condensate float switch, and the outdoor disconnect. They all look fine.

Looking to Organize This Mess

Please don't judge me. 😛

Our house has a wiring cabinet. The builder ran a combined media bundle to 3 locations in the house. That bundle includes coax (x2), ethernet, and phone. We also ran two ethernet drops to the finished basement (those are the blue wires dangling in front). All the wires meet in this closet. The metal cabinet is a GE Smart Connection Center CC-RK0020. I removed the front panel, but I still have it.

Obviously this is a mess. And unstable. I'd like to clean it up. We only use the ethernet, so all the rest of the cables can all go. In fact, this only needs to do a few things. I need the ethernet cable from the ONT (located elsewhere) to go into the eero. Then I need to plug the eero into the switch. Then I need to plug the ethernet cables to the other rooms into the switch. That's it.

There are already some panels attached to the cabinet on the left. I have no idea what to do with them. The one at the bottom is for the telephone, which we don't use any more. All of that can be ripped out.

Any recommendations? I've never done anything like this before, so I'm starting from scratch. I'm competent enough to terminate my own ethernet cables or wire them to a patch panel. I am a little worried about the eero being inside the metal cabinet. However, we have two other eeros and our wifi coverage is great, so I guess it's not a huge problem.

Cash Transaction for Rental Property

We have 6 rental properties and I use Quicken to track all of the expenses. I hired a handyman to repair some doors and ended up paying him in cash. What's the easiest way to enter this into Quicken so I don't forget it come tax time? If nothing else, I could just enter it and then add an offsetting deposit for the same amount. American Airlines Credit Card

I'm looking at the most recent batch of signup bonuses. One that caught my eye is American Airlines. They're offering 90k miles after spending $5k in 4 months. We live close to DCA, which is an American hub. Plus it has the advantage that it's not a Chase card (I think Chase is sick of giving us signup bonuses). Just one quick question before we pull the trigger.

My wife and I usually apply for cards simultaneously. Most rewards programs offer a pretty easy way to pool points. Unfortunately, American does not. So can we put the same AAdvantage number on both credit cards? Or will they balk at that?

PSA: I can't go faster than the car in front of me

(Ok, technically that's not true. But I can't go faster than the car in front of me for any appreciable amount of time.)

Also, I am unwilling to be less than three seconds behind the car in front of me. At 70 mph, that is about the length of a football field. If that bothers you, seek therapy.

Finally, tailgating me will not cause me to speed up (because I can't). Nor will it cause me to follow the car in front of me more closely (because I won't). If anything, it will cause me to slow down.

Cable organization

I have a Lexus RZ and it came with a J1772 charging adapter that plugs into a NEMA 14-50 outlet. I mounted the adapter to the wall, but the cable is still just dangling on the floor. I'd like to get something to tidy it up a little bit. I found this on Amazon and it seems pretty decent. It combines a holster and a J-hook.

I'm just a little skeptical that 4 drywall anchors can bear all that weight. I guess I could swap them out for toggle bolts. Any other suggestions? Thanks in advance!

There's a teen boy in our neighborhood who just turned 18 and his mom kicked him out. He's a good kid, really smart , kind of awkward. The mom... Not so much. Not sure what her problem is.

He's finishing up his senior year of high school. We've taken him in for now. The school is helping him get registered for Nova after he graduates. He wants to study engineering.

Does anyone know what kind of resources there are available for a situation like this?
