[Landlord - NC - US] Unauthorized occupants?

May have a situation of having an unauthorized occupant in our rental - tenant has asked if sibling can move-in, we said no because sibling didn't pass credit/background check. I drive by the rental on my way to work and noticed that the sibling's car has been there on multiple days.

Would you do something about this or would you just let it go (assuming the sibling doesn't cause any issues and there's no damage, etc.)

Is there even a way to prove that the sibling is living there full time? If I notify them that this is not allowed, I feel like they can always just say the sibling is just visiting. Or they could move the car elsewhere and he could still be there without us knowing.

4 month old will often cry immediately when laid down - what to do?

4 month old baby will often times immediately cry when laid down, whether that is on the changing pad, crib, playmat, etc. We have ruled out dirty diaper, hunger, etc. and think that he's just a velcro baby who loves to be held. The minute he is picked up, he stops crying. Obviously this has been exhausting for us and isn't sustainable. He also seems to have gotten somewhat bored of his playmat/activity gym.

Anyone have any suggestions for what to do/how to keep him occupied by himself sometimes?

[Landlord - NC - US] Is it better to add another occupant as a co-tenant or authorized occupant?

Current tenant is asking if her sister can move in. Wondering if legally it would be better to add as a co-tenant or an authorized occupant.

Also wanted to add that the sibling is a disabled military vet. Have had bad experience in the past where disabled vet have tried to abuse their status in not paying rent/trying to bypass eviction due to their protected status. Obviously not all are like this, but having had one bad experience is making me more wary.

Feeling nervous of adding another individual to the lease. Am I right in thinking that adding another person can make it more legally complicated should any issues arise?

Questions Regarding Breastfeeding and Pumping

I previously pretty much exclusively pumped to build up supply/because it was easier for me. Baby is now a little over 3 months old, and I have started to breastfeed him more. Ideally it would be easiest to transition to exclusive breastfeeding so I don't have to wash bottles/pump parts. However, I have run into issues:

  1. During the night baby sometimes sleeps for 6+ hours straight and I can feel my breasts becoming very full/clogged. If I don't pump, then it would be too long of an interval between when baby last fed, and I get clogging issues.

  2. Baby doesn't empty breasts during feeds (if I pump soon after, there is still some left). Does this mean I need to pump soon after feeds to empty?

  3. It's also important to note that I have low supply, so currently I am supplementing with formula as well. I make about 60ml of breastmilk every 4-5 hours. I can tell how much he has had with pumping and can supplement with formula accordingly. However, if I breastfeed, I have no idea how much he has had and don't know how much more formula he needs. Baby also sometimes doesn't give much clue that he is hungry unless he is absolutely starving.

Should I breastfeed then pump soon after then supplement with formula, or breastfeed, then supplement with formula, then pump later?

Any thoughts or tips? thank you

Pls Help - Where to Sell Heavy Equipment?

We have a few pieces of heavy equipment (excavator, roller, crane) for sale and wanted to ask what are the best sites to list?

MachineryTrader quoted me $1,875 per month just to list the excavator, and with no guarantee that it'll sell within a few months. Seller reviews on MachineryTrader is also quite bad. Seems like a complete ripoff.

Ritchie Bros, who also owns IronPlanet, Boom & Bucket, etc. also have the same issues. Very high fees just to list. It actually benefits them for your items to take longer to sell as they collect the listing fee each month.

Does anyone have any recommendations for how to find buyers for our heavy equipment?

Question Regarding Schools

We are looking to buy a place, and are considering the Cary/Apex area. Our child will be going to kindergarten in 4-5 years, so we are thinking about schools as well when choosing where to live.

In regards to schools, wanted to ask:

-are all schools, regardless of where in Cary/Apex, overall better than other schools in Raleigh/Wake Forest? For instance, is Cary High or Apex High good? I've heard that Cary High may actually be worse than some of the schools in Raleigh. And by "good", I mean strong academics, college prep, extracurricular opportunities, etc.

-are most schools in Cary capped? meaning that if we have a specific school in mind, purchasing a place where that school is the assigned base school might not make much sense because there is the chance that it is capped? or that it might get redistricted when our child goes to school in 4-5 years?

-is it also true that in terms of college preparation, because the schools in Cary are very competitive and everyone is very good academically speaking, that it may be challenging to get into some state schools such as UNC or NC State if the student isn't at the top 10% of their class? meaning it can be extremely stressful academic environment?

any other thoughts/perspectives on this welcome. thanks in advance.

Looking for perspective - neighborhoods and schools

People have told me that schools in Cary/Apex are consistently better than ones in Raleigh/Wake Forest etc. is this true? And by better I mean better testing scores, college acceptance/preparedness etc.

Also are there neighborhoods/areas in Raleigh where kids almost never get shuffled around due to redistributing?

Any schools in Raleigh/Wake Forest that you think are good by the above standards of test scores, college preparedness etc?
