We’re looking at a block of land on the hillside in Townsville and would really appreciate some honest advice before we make any decisions.

From the address and layout, it looks like access would likely need to come from the top of the block/house rather than the bottom because of how steep it is. The block has been sitting on the market for a few months now, which has us wondering if there’s something we’re missing.

We’re first home buyers, so we’re trying to understand whether this is actually a reasonable opportunity or potentially a very expensive mistake.

A few questions:

• What sort of extra costs did you run into?
• Would a split-level or pole/stilt home be the only realistic option?
• Roughly how much should we budget for retaining walls, excavation, drainage, and engineering?
• Are there issues with cyclone requirements, drainage, or access on steep blocks in Townsville that we should know about?
• Is there usually a reason blocks like this sit unsold for a long time?

We’ve read that sloping blocks can add anywhere from 10–25%+ to build costs once retaining walls, drainage, engineering and excavation are included.

Some of the retaining wall estimates we’ve seen for Townsville are pretty eye-watering too:

• around $7k–$30k+ for retaining walls depending on height and access
• and people online mentioning six-figure site costs on very steep blocks

We’re also wondering if difficult site access (only being able to build from above) makes construction significantly more expensive.

Any advice, experiences, regrets, stories or things you wish you checked before buying would be massively appreciated.

Hi everyone,
I have a 2-year-old Golden Retriever who has recently started getting black patches on the skin with little or no fur growing on them. They seem darker than the rest of the skin and are noticeable through the coat.

A few details:

• It has been there
• He’s otherwise acting normal (eating, drinking, energy all okay)
• I only recently noticed the spots
• They look more like dark skin patches than wounds
• Some areas seem to have thinning hair or no hair at all
• I haven’t changed food recently

I’m planning to book a vet visit, but I wanted to ask if anyone has experienced something similar with their Golden or another dog.

At first glance, everything looks pretty solid to me. The bag’s proportions and overall silhouette seem well done, the stitching looks tidy and even, and the hardware appears polished without anything obviously off. I’ve compared it against the auth photos, but I’d appreciate some additional opinions from people with sharper eyes for details.
