Home that is 320ft away from the golf course

We're interested in a home that backs onto a forest preserve, but across the street from the forest is another row of homes that back directly onto a golf course. The house we're considering is about 320 feet from the edge of the golf course property.

It's been difficult to find homes that are more than a mile from any golf course, so I'm trying to figure out whether 320 feet is considered uncomfortably close from an exposure standpoint.

The home uses lake water, so it doesn't share groundwater with the golf course. From what I've been able to learn, the golf course does not use glyphosate, paraquat, rotenone, chlorpyrifos, or maneb, but it does use 2,4-D.

My main concern is long-term health risks from pesticide drift, particularly the risk of Parkinson's disease and cancer. Is 320 feet away from the golf course still a hard no when most of the homes are within 1 mile of the golf course?

Is a stucco home a hard sell in Illinois?

We’re interested in a home, but the entire exterior is stucco (likely traditional stucco). After reading about stucco-related water intrusion and hidden damage issues, we’re starting to have second thoughts.

The house was built in 2013 and is around $3M. At that price point, it already has a small pool of buyers. My concern is whether the stucco exterior would shrink that buyer pool even further.

Do alot of buyers hate stucco homes? Have stucco homes in Illinois been an issue to sell?

Is stucco home to avoid in Illinois?

The house we're interested in is a luxury home in Illinois. The entire exterior is traditional stucco. (The EIFS inspector quickly walked through and said it looks like traditional stucco) The owner built the home in 2013 and believed stucco was low-maintenance, so no cracks have ever been repaired and no stucco maintenance has been performed.

After researching stucco and the potential for water intrusion, we're becoming concerned about both existing hidden damage and future damage. We're also worried that it could make the home harder to sell down the road.

in the Midwest, is traditional stucco considered a red flag? Do buyers tend to avoid stucco homes here?

Is this a dealbreaker?

the third picture is the damage from car scratching the corner. the property is in Illinois.

  1. is this actual stucco or EIFS?
  2. if EIFS, is this poorly installed? how can you tell?
  3. owner has never maintained since he built in 2013 as he thought stucco is easy maintenance. we are under contract. before spending 1000’s of dollars (a big home) on EIFS inspection, should I just walk away?

east highland-is something going on?

In just one week, I've noticed at least 6 luxury homes (>1.7M) listed in East Highlands, including private listings. That seems like an unusually large number coming onto the market at the same time. Is there something happening in East Highlands that's prompting homeowners to sell, or is this just a coincidence? They all seem to be overpriced...
