The app is painfully slow

Anyone else having this issue? I noticed it since Saturday jun 20. I tried deleting and reinstalling couple of times but with no luck..

Need some advice selling the house

I’m selling a rental property from out of state. The tenant will be leaving soon and I’ll likely need to do paint, carpet, pest treatment, junk removal, and a deep clean before listing.

Because I’m not local, I need someone who can oversee the work and make sure everything gets done properly before the home hits the market.

A few questions:

What do agents typically charge when they’re handling this kind of full-service coordination?

How do sellers make sure the work is actually being done properly when they aren’t local?

Is it worth paying a more experienced agent for this, or would you be comfortable using a newer agent who is local and willing to coordinate everything for around 1% listing commission?

If the home is in a strong market and likely to sell quickly once it’s cleaned up and listed correctly, how much does the experience level of the listing agent really matter?

Curious what agents and homeowners who have been through this would do.

Need help with Tire recommendations

2024 Model Y Long Range AWD with the 20" wheels.

Currently at 36k miles on the factory Goodyear 255/40R20 tires.

Picked up a nail and took it to Goodyear today. They said the puncture isn't repairable and that all 4 tires are around 4/32" anyway, so they recommend replacing all 4.

They're pushing the Goodyear ElectricDrive 2 and quoted me about $350 per tire before taxes and any other fees. The guy was saying it's the best tire on the market and even better than Michelin, Pirelli, etc., which honestly sounded a little sales-y.

I'm in Texas, so no snow concerns.

For those of you who have replaced your OEM tires, what did you go with and where? Costco? Discount Tire?

Trying to stay around the same price range or lower if possible.

Hey everyone, I contacted a couple of recommended lawyers that were suggested here, but they declined to take my case.

Quick background: I have both a bachelor’s and master’s degree in computer science from the U.S., along with about 7 years of experience in the field. I also meet the recommendation letter requirements. However, I don’t have any publications or citations.

I’ve recently been in touch with someone on Fiverr (Lucas) who’s willing to help prepare my case. My question is: does it make sense to have a service like this prepare the application and then have a licensed attorney review and file it? Or is that a bad idea?

Also, if anyone knows of attorneys who are open to profiles like mine, I’d really appreciate recommendations.
