Recently picked a land in ketti and I see that patta is not properly updated. Can someone recommend a person who can visit VAO and get this rectified

We are moving from delhi on 25th, 12 pax and initially plan was to go in unrbania as we are school buddies and many are meeting after 15 years.

We know there are challenges with rented vehicle and now we are thinking aloud to self drive.

Initial plan was via manali but for self drive everyone is suggesting for Srinagar.

Here to request suggestion on two

- Given travel is this week which is better and safer route

- Should we still take urbania and rent locally to move or is there any possibility to get through as couple of us are from army.

Can someone help me understand brokerage standard in Nilgiris for land purchase and sale. Is it chargeable to both parties and what should be standard for 1 cr transaction.

And is it communicated verbally or any details is mentioned, I did purchase one property where there was no mention of any brokerage ... but now broker is asking for commission. I would be happy to pay the standard.
