Ask realtor to share commission?

I have been looking for houses and went for couple open houses. I did find one house that I really like which is couple years old. What should be my approach to my realtor since I am the one involved more on my own, should I ask her to share commission? Or should I handle all my self. I do have approved loan from my local bank. Note: my realtor has been pushing me to buy new construction and can give me rebate on new house.

Personal loan referral

I have a question regarding the personal loan referral program. If I refer someone for a personal loan and they are approved and funded, I understand that both of us may receive the $300 referral bonus.
The person I plan to refer does not currently have a SoFi account. Does he need to open a SoFi account before applying through my referral link, or can he apply directly through the referral process and create an account as part of the application?

Background, me and my husband just turned 30 and want to buy our first home. We have total saving of $210k for the house. Our dual income is 180k , we both have 2 jobs and want to hold this until we have our first child. We are planning to have baby in two years. So, we are thinking if we should have our first home right now. We are currently staying in 1 bedroom apartment paying $1800 and with utilities, internet comes down to $2200/month. Our lease is ending in August so we have started looking for our first house. So situation here is one of his best friend needs to move out of state for new work opportunity and has asked if we want to sub lease his apartment or have us as roommate but he will no longer be staying since he needs to leave for work to another state. His lease ends in February and is currently paying same rent as us which is $1800( in same apartment complex). He has given us a deal if we move to his apartment /sublease or whatever he will cover $500 rent and we will need to pay $1300 which saves $500/month for us for next 6 month. Question here is will this be good idea to move in for 6 month and save some more while we hunt for our first home and get ourself ready to buy in February? We will be saving $25k in total if we move in to his apartment which can be our emergency fund savings. Please give me some insight. We also have couple of houses that we really like and will be ready when our lease ends. We are just in dilemma what would be the best bet .

If he is already authorized user me being primary, can he apply his own venture X CC and also get new signup bonus which is 75k miles? Can I refer him and be able to get 10k miles referral bonus?
