Would you use this in your decision to offer concessions or not?

So we are under contract and had our own appraisal for an idea of value before listing. We agreed to a price even below that, by a wide margin. If buyers lender appraisal comes in higher than agreed upon price, would you factor that into your decision making with concessions for some issues raised during inspections?

Aprilaire E070 dripping from drain nipple

Title is pretty much why I'm here. Our 4 year old E070 has developed a drip from under the black drain threaded nipple. The line going to the external pump seems clean and unobstructed. That pump is pumping water outside of the crawlspace. The E070 is working. The crawlspace is 35% humidity. About ten percentage points lower than inside the home.

Rant: Do all companies skirt accountability for damaged floors?

So we are moving and have less than a month to be out. House is under contract and we don't have the ability to rent back. The issue is that I remember my experience with Bekins and want to avoid something similar. Bekins damaged our floor on move-in day (unloading) and refused to pay anything citing the floor was "old".

Fast forward and we had our floors resurfaced 9 months ago. It was a selling point of the home.

My concern is hiring a moving company that will not damage the floor but should it happen, to own it and do what is right, repair the floor. The problem is money. As I learned when Bekins damaged it and had multiple flooring contractors come in to quote, repair of a small area isn't really possible with hard wood floors without there being some remaining visual indicator that the floor was spot repaired.

I can only assume our buyers won't be flexible if this should happen and they would hold us responsible to refinish the floor to their satisfaction.

I asked a highly recommended local mover and the highest level of reimbursement they will pay if they damage the floor is a maximum of $500 which is like 4% of the cost to refinish the floor if the damage is in an area where a spot repair cannot be performed and guaranteed to be undetectable.

Given the floor was a selling point in our MLS and a buying point they mentioned, it's safe to conclude they won't want to settle for a patch repair that leaves a visible border of the area corrected.

How is it that movers get away with this? Feels a bit like how state agencies enjoy sovereign immunity. They're culpable but not held accountable.

One company charges extra for meaningful floor protection. They have a free "basic" protection option but it sounds like it does very little to really protect a floor from damage. Basically the bump in what they pay should damage occur is a refund of the fee you paid.

Got two voicemails today, Oakland Services

I got two calls, cell phone never rang, straight to vm. Strange thing, both VMs are blank but each has a transcription. The transcription lists an 866 number to call back. One number originated from an area code local to my phone and the other call from an area code local to where I live. Both transcriptions are the same.

I called from a VOIP line that can't be traced and the person answering identified the company in her greeting as Oakland or possibly Oak Glen Services.

I asked for their web site, she asked me, "our website?" and I said yes, then she hung up.

The second time a different rep said the same name, either Oakland or Oak Glen and only kept asking for my file number which I did not give as it will only serve to confirm something for them.

I'd leave the numbers here but I think Reddit will redact them.

Anyone familiar with this and does it sound legit?

EcoFlow Warranty Period

Did EcoFlow quietly cut the warranty period for the Delta Pro Ultra series or am I a victim of some variation of a Mandela effect? My neighbor and I both have this recollection they used to have a 10 year warranty but now the site says 5 years.

Has it always been 5 years?

Looking for a solution to conceal a filtered HVAC return 20"x20"

I have been wanting to hide/conceal an HVAC return that is on a wall where it isn't ideal for a table, plant or anything else to sit in front of the HVAC return to hide that it's there. I have seen the Fittes products but they don't have anything 20"x20" and I'm not sure of their products are for returns that have a filter in them. I have seen options but none will work, either they are filterless or too small. Has anyone seen anything like this?

Jandy Truclear 35P plug/port corrosion

We have a Jandy salt water pool and the salt cell cable that plugs into the generator is corroded.

I don't normally unplug the cell from the generator when I am cleaning it, I just shut down the power to the pump and generator. I kept getting low salt errors so and my salt levels are fine so I assumed perhaps the cell malfunctioned. I decided to replace it but upon unplugging it I observed the plug missing 2 of the three pins! I took a few pics of the female port on the generator. It looks like the pins are in there. Any thoughts on how to remove them?

I realized I dislike Costco's Executive Hour at the bakery, nothing but day old stuff!

I've noticed that every time I make use of the executive hour and need a bakery item, 9 out of 10 times I'm getting yesterdays left over. Not cool Costco. Not cool. Now I only go during that hour if I don't need a bakery item. This happens at the Fayetteville Road location in Raleigh/Garner. Does it also happen at the Cary Apex location?

Looking for advice on hiring a flat fee BA

So the title is pretty much the crux of it, we're looking for a flat fee BA. At the heart of this is wanting to have a stronger buying position, not necessarily to the seller but for us to have more of the offer go towards the house and not commissions.

The break down is simple, if the house is $900,000 and a typical BA commission is 2%, the sellers are probably anticipating writing a check for $18k but if we have negotiated and paid our agent a flat fee, presumably they'd be open to offers that reflect this while still netting them the same or more vs a scenario where the BA is getting that percentage based commission.

To simplify it even further, we plan to request showings directly with the listing agent so our agent won't be spending time on an unknown number of showings. Our agent will only step in once we've selected a home.

I did a quick online search but none of the mainstream agencies offer this. I was thinking I need to look for an independent realtor, do they even exist?

Thoughts on how best to approach this?

Can this crawlspace become a basement?

Before you jump right in, yes, I know, for the right amount of money, effort and skill, probably any home can have a basement. Heck, the Singer Building Annex in NYC was rotated so surely adding a basement is within the realm of possible.

I'm more after what it might cost and involve, work wise. We're looking at the house as a potential home and one of the things we'd probably like to do is convert the crawlspace which right now ranges from 5' to 6' to a full basement to be finished as additional living space.

I'm including some images for reference. The entire footprint of the home would probably not be made into the basement, just where the current depth is 5' to 6'.

This home has been on the market since last year and has since been dropped in price nearly 100k but hasn't sold. My guess is some people are turned off by the fact a spousal owner passed away inside the home. It also needs updating, the bathrooms and kitchen are all original to the early 2000's when the home was built.

So, thoughts on cost to upgrade the crawlspace in to a full fledged basement?

I'm also keeping this video in mind. It's such an informative video on basement moisture proofing, thermal insulation and general foundation sealing methods.

5.25% for a 5 year ARM, good/bad?

We're looking at a 5 year arm with a rate of 5.25%, is that good as far as ARM mortgages go? I've never done an ARM so I know next to nothing about them, aside from the basics of how long the initial rate is in effect.

So I backed a number of campaigns and I'm trying to track the charges related to each campaign. I look at KS and Pledgebox and it almost seems intentionally confusing, I can't see the dates they charged me for the reward or for subsequent shipping. Neither KS nor Pledgebox show dates and I can't even arrange completed campaigns by date. Its making it near impossible to match a charge to a campaign and with some users for a project I backed saying they have been double billed, it seems tracking this is especially crucial now.

Anyone have suggestions for this?

I am looking at my Pledgbox emails for one campaign. That email is dated 4/10/26 and shows the shipping was paid. Because the campaign survey email was also that day, I can assume I paid it the 10th yet I don't have a transaction on my card for the 10th. I do have one for the 15th from KS but it is for a much much higher amount than even triple the shipping. I haven't found a way to quickly see any campaigns that might have ended on the 15th to account for the charge posted that day.
