

Landlord accepted my money order, then later when I asked for a refund they claimed I owe a late fee even though they already processed it, and said they will refund and issue a seven day notice
The lease says rent is due from the 1st–4th. The 1st of August landed on a Saturday in which they are closed and are not able to take payments online, the only way to pay is in person with cash cashiers check or money order.
I attempted to pay my full base rent amount of $1175.00 with a $1176.00 via money order made at 5:20PM on 8/5/26 within the 3 grace period of the following Monday on 8/3-8/5. The landlord accepted my payment, then later that day I emailed asking for a receipt and they stated it is late and I am not allowed to pay just the base rent and must include a late fee of $79.33 which is illegal because 5% is the cap for rent below $1500, and should total $1233.75. They currently have the full base rent money order in their corporate office and processed it but said they are going to send back a cashiers check and issue the seven day notice but I will not accept the check.
Is there any base that I can stand on or are they likely in the right?

Today’s my birthday and I had plans which turned into nothing. I was going to take a long drive home to supervise my mom but she’s going out of town. Bought tickets an hour ago to see Odyssey and my uber driver faked a pickup. Now just gonna stay home.
Bees stung me through my Bee suit
I was removing a bee hive with my bee suit on when one bee was able to penetrate the outside of the suit, then about 30 more stung also. My whole body has hives and face is swollen and waiting for these antihistamines to kick in.
Found my clients wife in a pool with another man and not sure what’s going on
I work in pest control and today I was heading to a clients home I’ve been to about 10 times and he let me know he’s out of town for work the next few weeks and his wife is home. When I got to their house I rang the doorbell but didn’t get an answer and hear loud music coming from the backyard.
When I checked to see if their side gate was open it was and as soon as I stepped in the backyard I saw the clients wife in her pool and another man standing at the back corner of their yard taking a piss. I’ve never seen this man at their house before, and have suspicions.
Now here’s the sad part. 6 months ago his wife was in a bad car accident in another state and was put in critical condition, and he told me that when I was at his house and was crying his heart out. Now he’s out of town for work and I see her hanging out with another man. The husband is early 60s and she’s about late 40s. I’m tempted to not do anything because I don’t know if they are in an open relationship, but when I caught her she looked surprised so that says otherwise.
You guys think I should subtly tell him or just ignore it?
