Tannersville vs Mount Pocono areas

I am interested in moving to the Poconos and have narrowed down my search to the Tannersville and Mount Pocono areas. They seem pretty similar to me but the Mount Pocono area seems to be a bit cheaper? Is there anything I'm missing here why it's cheaper?

I want to move to the Poconos so I can be more connected with nature and enjoy the all the outdoor recreation it has to offer. The main reason I settled on these two areas is because I currently live in a suburban environment and want to remain close to the grocery store and essential shopping which it seems both places have.

I work from home so no commute to consider in the location. I also play tennis and pickleball and noticed there are some parks with pickleball courts in Tannersville which was a plus for me.

How are prediction market gains from sports contracts treated from a tax perspective?

I am expecting to have gains exceeding $30,000 from trading sports contracts on CFTC regulated prediction market platforms for this year. Could I consider it a section 1256 contract for tax purposes? That would be the most advantageous way to look at it for me. If anyone has previous experience with this scenario please let me know how you handled it or if you received any tax forms from the DCM

Has anyone used a box spread loan instead of a mortgage?

Obviously a box spread will offer a more competitive interest rate than a traditional mortgage so I was toying around with the idea of using a box spread... additionally I would avoid all of the fees associated with getting a mortgage.

I'm looking to purchase a house under $300k and have >$600k in my portfolio.

I was thinking about rotating and re-using roughly 5 or 6 different box spread loans to finance, each amounting to $50,000 which I will be able to close out.

Am I an idiot and missing anything here? Has anyone done this?

Dog rescues/shelters with foster-to-own opportunities?

I want to get an athletic dog that will run long distances with me and also do well with my cats that I currently have. Since the athletic dogs typically have a prey drive, I would like to foster one (preferably a puppy because they're easiest to train), see if I can get it to co-exist with and accept my cats, and then eventually adopt it if I feel good about it. I am okay with going through multiple fosters until I find the right one.

Are there any rescues or shelters in the area that would accommodate this? I tried AWA and Burlington county animal shelter and they either didn't do or it didn't respond

[Breeds] Dog breeds that are atheltic and good runners that are likely to accommodate a household with cats

\*\*Introduction\*\*

  1. Will this be your first dog? If not, what experience do you have owning/training dogs?

I had a Labrador retriever growing up but this will be the first I own or train one myself

  1. Do you have a preference for rescuing a dog vs. going through a \[reputable breeder\]( http://ownresponsibly.blogspot.com/2011/07/identifying-reputable-breeder.html)?

Would prefer to rescue

  1. Describe your ideal dog.

I want a dog that is athletic and will go on long runs (5+ miles) and outdoor adventures with me. Personality wise I would prefer one that isn't loud or hyper inside

  1. What breeds or types of dogs are you interested in and why?

I'm open to any breed

  1. What sorts of things would you like to train your dog to do?

Nothing in particular, I just want a companion dog

  1. Do you want to compete with your dog in a sport (e.g. agility, obedience, rally) or use your dog for a form of work (e.g. hunting, herding, livestock guarding)? If so, how much experience do you have with this work/sport?

I want it to be active with me outside but I do not plan to compete in competitions with it or use it for work

\*\*Care Commitments\*\*

  1. How long do you want to devote to training, playing with, or otherwise interacting with your dog each day?

1-2 hours

  1. How long can you exercise your dog each day, on average? What sorts of exercise are you planning to give your dog regularly and does that include using a dog park?

1-2 hours. Running, hiking, walking. Not planning on using a dog park

  1. How much regular brushing are you willing to do? Are you open to trimming hair, cleaning ears, or doing other grooming at home? If not, would you be willing to pay a professional to do it regularly?

Willing to try on my own and pay if needed

\*\*Personal Preferences\*\*

  1. What size dog are you looking for?

Size doesn't matter, but I think only a medium-large dog will work for my wants

  1. How much shedding, barking, and slobber can you handle?

Don't want much barking or slobber, shedding is ok

  1. How important is being able to let your dog off-leash in an unfenced area?

Not highly important

Eager to please but not super important

  1. How would you prefer your dog to respond to someone knocking on the door or entering your yard? How would you prefer your dog to greet strangers or visitors?

I'd prefer indifferent to the door or yard, but it's not important. I'd prefer the dog is very respectful with guests and does not jump or pick them

  1. Are you willing to manage a dog that is aggressive to other dogs?

Yes, but not towards cats living in my house

The ranked/competitive aspect of league classic needs refinement

I've been playing league classic a bit on PBE over the past week and 1/2 and the ranking system is a joke. It seems like you climb the ranked system by playing a lot, not actually by being good. If they're not going to do a dedicated ranked system, the basis for the normal matchmaking needs to be similar to normal ranked in modern league; not a system where if you play 500 games you're high ranked because you've won a lot of games... I'm currently in "wood" and playing with people in silver and gold who are atrocious bur seemingly play a lot of games from their match history, this system needs help and if matches aren't designed to be competitive this mode will lose a lot of players

How do socialists propose to actually tax the ultra wealthy who get most of their net worth from stocks?

I see socialists advocating for very high taxes on very high net worth individuals who mostly have their wealth in shares of companies they started. How would these individuals be taxed without severely deflating the value of shares in the company they own and harming normal American's 401ks and stock portfolios?
