Do I need an agent when buying new construction?

Apparently the contract doesn't change unless I try to make an amendment or an addendum to it. What's the point of having a real estate agent for new construction if there are no negotiations and the builder fixes everything after inspection?

Buy or rent? Depends on where you live! North Carolina laws allow for tons of rentals. Just over the border in South Carolina, not so much.
