Anyone here sold a rental property to a cash buyer?

So I own this rental house in Jacksonville and honestly im just done with it. Between the late rent and the constant repairs, it's been such a headache and i'm ready to just move on. I really don't want to deal with the whole process of listing it or doing showings while tenants are still there because that sounds like a total mess.

I actually reached out to some local home buyers and ended up getting a cash offer from the Turner home team. Said they could close in like 14 days and i wouldn't even have to clean anything out or fix the leaky sink.

It sounds pretty good to me but I've never sold a house this way before. Has anyone here actually gone through with a cash sale like that? Just wondering if the process is actually as smooth as they say or if there are things I should look out for before I sign anything. Thanks!

Honestly can't wait to swap PA for Spain but the house situation is a headache

So I'm finally getting my life together for this move to Spain next month (as I work remotely anyway), but trying to get everything sorted is a lot of work. I've been so focused on packing my stuff and sorting out travel docs that I kind of put the actual house stuff on the back burner. Now I'm sitting here in PA, realizing that trying to sell a place while also planning an international move is not that easy.

I really don't want to deal with the whole traditional listing process where people walk thru your house at 8 PM on a Tuesday. So I've been checking out some local home buyers just to see if I can do a direct sale and save myself the headache of repairs and stagings. It feels way more realistic for my timeline since I'd rather be sitting on a beach than dealing with a picky buyer.

If anyone has experience doing a quick sale like that, let me know. Thanks.

I just found “angine de poitrine” and I can’t stop replaying it.

There’s something about the sound that feels so specific… kind of dreamy, a bit melancholic, but also warm and textured. It’s not just the melody, it’s the atmosphere. Like it wraps around you.

Now I’m stuck because I don’t know where to go next. I don’t want something random, I want that same feeling or at least close.

If you know the track, what artists or songs should I check next?
And what genre would you even call this so I can dig deeper on my own?

So, graduation is creeping up fast and honestly, I just had a mini crisis in front of my bathroom mirror. I’ve basically survived these past four years on Cougar Grounds coffee, late-night ramen, and way too many vending machine snacks.

My teeth?

Let’s just say, they’ve seen brighter days. 😅 Last week, my roommate literally roasted me by calling me Captain Coffee Stain after I smiled during our group study session.

Now I can’t unsee it...

So now I’m on the hunt for a dentist that’s not going to bankrupt me or make me feel like I’m in the opening scene of a horror movie. I’ve heard a couple of people in my stats class mention URBN Dental in Houston over in Midtown and Uptown, but I haven’t gotten up the nerve to call yet. Has anyone actually been there?

Is it student-budget-friendly?

And, like, do they talk to you like a normal person or is it all clinical and awkward? I’m honestly a little nervous because last time I went to a dentist, the guy lectured me about flossing for 20 minutes and I left feeling judged AND poorer.

If you’ve got any other local recs for teeth whitening specials (bonus points if they do student discounts), please drop them!

I’m trying to not look like a zombie in my graduation pics, my grandma has already threatened to frame every single one.

One of the things I loved most in the early seasons was Bailey as a mentor. She was strict and sometimes intimidating but it always felt like it came from a place of genuinely wanting people to be better. She pushed her interns hard but she also stood up for them and you could tell she was paying attention to each of them in her own way
There was a kind of consistency to her where even if she was tough you still felt safe with her. As the seasons went on I feel like that version of her slowly changed. It is not that she stopped caring but it felt less steady and more dependent on what she was going through personally at the time. Sometimes she was still that same strong mentor and other times she felt more reactive or distant. I get that it makes sense because she took on more responsibility and went through a lot herself but it also made her harder to read and not as grounding as she used to be
I am not sure if that is realistic growth or just a shift in writing but it definitely changed how I see her. Do you still see Bailey as one of the strongest mentors on the show or do you feel like her role changed too much over time?

not something you’d defend, but for some reason it just keeps ending up in your rotation

what’s yours and why do you think it sticks
