Roth, sep, trad Ira’s

I have one of each and just started reading on this form. It looks like most people are saying to convert what you can to a Roth as you get older. What’s the main rationale here? Is that when we’re talking about traditional iras or also SEP‘s?

Real estate deed question.

My father is nearing end of life and wants to transfer his properties to me. They are in Arizona. They are all currently held in an LLC with him being the sole member. I believe the quickest and easiest thing would be to transfer the LLC to his personal name through a quit claim deed and then follow that up a day or so later with a beneficiary deed from him to me listing me as the beneficiary upon his death. Are there any cost basis/Tax issues with doing it this way? Since it is a one person LLC to begin with I don’t see any issues with moving it into his personal name and out of the LLC. That should not change the cost basis. These were purchased 10+ years ago.

Truck pricing

Been looking for a truck for quite a while. Really having a tough time spending 30k on a used truck nearing 100,000 miles. Regardless, I think I’ve noticed the pricing is currently going up and has been the last few months. I know inflation is crazy, but this is silly. Has anyone noticed if truck pricing is seasonal? I bet that the dealers can jack up the prices in the spring and summer when people are active and traveling. I would think midwinter would be the best time to buy a truck with lower prices since it can’t be that active. Anyone else notice this?

3.5 pb hybrid on a 2023

Looking to grab one of these on a 2023. It’s hybrid and would love to get a little extra gas mileage around town. Anyone having any major issues with these or is 2023 new enough that they have figured this out. The window sticker says 23 miles per gallon for both highway and city, anyone think that’s accurate? Curious about the hybrid versus standard.

Do cars with AC seats help in Phoenix?

I’ve tried AC seats in a Tahoe before out of state and they chilled nicely. I realize none of them are truly AC seats, but are ventilated which means basically they just pull the cabin air through the seat, but it still should help.

Looking for a new, used car with this feature. Living in Phoenix, I would be willing to pay extra to keep me cool. I have tried the AC seats in a Ford Explorer and a Lexus. Neither of them really worked and I barely felt a thing. Is it just too hot here in the desert for these things to actually do something and make you feel cooler? Does anyone here local with AC seats think they actually work well, and if so, which vehicle do you have?

Nice lake hikes near Flagstaff

Looking for a hour or less hike to a lake that people can’t just pull up to. Any ideas? Have been to many of the drive up lakes in the area and that’s not interesting to me anymore. I like the hiking trails up by the ski resort, but I thought I saw a hike to a lake up that way sometime but I forget the name of it. Anyone? Not looking to get lost or kill a whole day but a nice lake where you can fish away from the typical pull up and get out people would be great. Miss me some pine trees this time of year.

Hon splits today after close. You get one stock of the spinoff HONA (aerospace) for every 2 you own of HON. What am I missing, how is this not free money? Is HON going to dump 50% of share price tomorrow based on the split?

Ac seats?

What are people‘s opinions on the AC seats? It looks like they’re not truly air-conditioned. They just filter the cooling cabin air through the seats. Which is why they call them ventilated. I live in Phoenix where it’s over 100, 6 months out of the year. I’ve tried them before in an explorer, Kia, Aviator and an older F150 Limited. They were essentially useless. Don’t know if it’s the design or that it’s just too warm here for them to work right but my cabin air still blows in the low 40s usually so you think it would do something.

Replacing the “turbo”

I’m getting ready to buy a 2020 XLT with the 2.7 L engine. 36k miles. It’s from Carmax and they had it in the shop for a week. First they told me they were just replacing the windshield which is fine, but that doesn’t count for the week other than they just said they were very backed up.

Now they came back and said they also replaced the turbo. Exactly what does that entail? And what does that mean? They said it was too noisy. Was this major engine work or do the turbos tend to go out? Any info appreciated.

Deed transfers on residential homes

I have a few homes I bought 15 years ago held in a LLC. I made a family member the soul member of the LLC. That way when he passes down the line I can take advantage of the stepped up cost basis and avoid roughly 20% in taxes. Now that he is getting older I wonder if it would be simplest to transfer the homes from the LLC into his personal name. Then after that, I could follow that up with a beneficiary deed to myself transferring it directly to me upon his death. This would avoid probate and other issues with a will. The question is is there additional tax liability for doing it this way, or would my stepped up cost basis still be the date of death, even though it has transferred twice?

Unauthorized driver, fled scene

Have a friend who had a "troubled" daughter. Daughter was not allowed to drive a family car but took it while Mom was out of town. She crashed, fled and was somehow tracked down by license plate. Dont believe she got a ticket as they could not find her. The car is registered in Moms name but was not used and not insured. Sadly further, daughter since has died. Post death a lawsuit is filed by the other drivers insurance against Mom, car owner. Mom was out of state on business the date of the crash and can prove she was not driving. Guessing insurance will go after her regardless since the car was in her name? Mom has struggled and has little in case of a judgement. Whats her best course of action besides "get a lawyer"? Could this be dropped based on the unusual circumstances of being out of town and actual, unauthorized driver being since deceased? Location: US

Too late to plant?

Getting right at that cutoff time. I’m usually about 50-50 on survival if I plant this late but was thinking of adding a few more shrubs. Hearty ones like Texas Sage or yellow bells. I usually can’t plant Lantana or flowers this late. Too sensitive and I don’t wanna spend time with shade cloth or similar contraptions. What do you guys think? Give it a shot or wait till late fall?

Anyone have a general consensus? 24 mpg std is nice. Guess I’m a lil worried about the battery dying “ in the woods”. No jump starts there.

Also if something has the max tow package wouldn’t that make it heavier and rougher riding? Fx4 off road shocks also seem not needed for my purposes. I don’t tow and just do light truck work.

My yard/time suck. Between having to use the jackhammer for every hole and the nonstop drip line/valve/leak/spaghetti line, etc. issues my yard has taken me a lot of time. We do enjoy staring at it from the patio though. It’s nice and relaxing.

What’s the general consensus for a fertilizer this time of year? Type, ratios, brands, etc? I have a mix of yellow bells, tecoma, Mexican petunias, Lantana’s, Oleander’s and then a mix of Mesquite, Oleander, Acacia, tipu and Chinese Elm trees. What is something general I can give all the plants and most of the trees. I believe Mesquite’s don’t need any fertilizer.
