A bit of a preamble needed. My ex (27f, Singaporean) was living with me (32m, Malaysian) in a rented master bedroom in tampines, and when it came time to renew my lease she insisted she wanted a place for ourselves with a “nice toilet”.
I wanted a 2rm HDB as it would be cheaper, but she found this brand new condo right above Pasir Ris mall with a 1Br studio and insisted on it and I gave in, despite it being way over my budget and it cost me $3100 a month.
About 6 months into the 2 year contract I found out that she has been sleeping with my best man for almost 2 years, and have been sleeping with him in this new house too. After I found out, I kicked her out of my place and we signed a separate contract on it saying that she would have to pay me a portion ($550 a month) on the rental, which she refused to after a couple of months when she got a new bf and got engaged to on our original wedding week, and also removed herself from the lease.
$3100 a month is too much for my pay of roughly $5000 a month, after a few months it was intolerable as it was beginning to eat into my savings. I want to hand this over to another tenant but no luck yet due to the price of this place. I asked if I could terminate my contract, pay the $1500 agent fee and lose my deposit, but the agent says that the landlord will try to take action and claim the outstanding months for the remaining year of my contract because it is a “fixed term” contract, although it is not mentioned in the contract that the remaining months be paid after termination. Are they extorting me or strong arming me into staying and/or doing the agent’s job of finding a replacement?
Are there any lawyers or anyone familiar with tenancy contracts able to help me out on this?
